San Antonio February Housing Market Report

February saw an increase in almost every measurable real estate category in the San Antonio metro area. Compared to this time last year, home sales in the area increased by 9%. The median sales price was $314,000, a massive 20% increase since this time last year. 

With this hot market, the available inventory reduced to 1 month, and homes spent an average of 38 days on the market (14 days less than February 2021). 

“2022 is showing a steady pace as we enter the last month of the first quarter with homes on the market for 38 days and 100 percent being sold for listing price,” said Tracie Hasslocher, SABOR's 2022 Chairman of the Board. Even with the large increases in the average and median home prices in January, the area only saw a decrease of 1 percent of total sales. November 2021 San Antonio Housing Market Report

Though the growth of the Austin and Houston markets has garnered plenty of attention throughout 2021, Realtor.com forecasts that real estate in San Antonio will grow more than either of them in 2022, according to My San Antonio. With the market’s increasing desirability and expansion, we’re beginning to see a glimpse into what buyers and sellers can expect going forward.

According to the San Antonio Board of REALTORS® (SABoR), the median single-family home price appreciated by 19%, with the median sales price at $307,200. Available inventory was reduced to 1.6 months as it remained a seller’s market. Of the homes sold, 99.5% sold for the listed price, compared to 98.2% in November 2020.

November 2021 Austin Housing Market Report

As we wind down on a record-breaking year, the Austin real estate market continues to make headlines. A recent New York Times article about the Capital City posed the question: “Will Real Estate Ever Be Normal Again?” With the right REALTOR®, buyers and sellers can feel empowered to make sense of one of 2021’s hottest markets. 

According to the Austin Board of REALTORS® (ABoR), the median sales price grew 29% year-over-year, coming in at $470,000—setting a record for the month of November. New listings increased 0.6% to 2,950, while active listings decreased 0.2% year-over-year to 2,768. Monthly housing inventory dipped 0.1 months of inventory to 0.8 months, and homes spent an average of 22 days on the market, down 13 days when compared to November…

September San Antonio Housing Market Report

Home sales in the San Antonio area continue to move steadily for this time of year. According to the San Antonio Board of Realtors, September reported 3,651 homes sold, which is no change from this same month last year. Average and median sales prices increased 15%, with the average price of a home at $351,379 and a median price of a home at $296,900.

The month ended with 1.8 months of inventory available, indicating a continued sellers’ market.

August San Antonio Housing Market Report

According to the San Antonio Board of REALTORS®, home sales in August 2021 increased 2% compared to August 2020, from 3,726 to 3,788. August closed with 3,434 pending sales and 4,663 new listings, a 15% increase in inventory. Home sale prices in August averaged $353,662, with a median price of $298,200, a 16% rise from August 2020.


"August closed with an increase in sales throughout Bexar County and 3,294 new listings leading into September," says SABOR's 2021 Chairman of the Board Cher Miculka.
