May San Antonio Housing Market Report

The San Antonio housing market continues to rise in competition as home sales in May increase by 27% year-over-year with fewer listings on the market. 3,669 homes were sold in the San Antonio area, as inventory decreased by 2.0 months to 1.3 months. Home sales averaged $341,853 with a median price of $282,400. 

“Home sales have continued to outpace last year and inventory still remains low at just 1.3 months available,” said Cher Miculka, SABOR’s 2021 Chairman of the Board. “Homebuyers need to be prepared to move quickly on a home they are interested in.”

In May, there were 4,148 listings in San Antonio, and homes averaged around 33 days on the market.

April San Antonio Housing Market Report

Things are still moving quickly in the San Antonio housing market, even as experts point to a shift. Homes spent an average of 31 days on the market, which is 7 days less than in April 2021.

According to data from the San Antonio Board of REALTORS® (SABOR), the month of April showed a slight dip in home sales for the San Antonio area (which mirrors what we are seeing in Austin). 3,255 homes were sold in April 2022 compared to 3,524 in April 2021, which is a 7.6% decrease. The average home price rose to $395,847, which is up 20% from April 2021 to April 2022.

The median home price also increased 23% to $338,700 from April 2021 to April 2022. Active listings were up 9% with 4,800, and pending home sales were down 2% with 3,290, both of which point to…

July San Antonio Market Report

Compared to July 2020, home sales in the San Antonio area decreased slightly from 4,285 to 3,885 with pending sales at 3,249 pending sales and new listings at 4,859. Home sale prices in July averaged $353,811 with a median price of $298,400.

According to the San Antonio Board of Realtors, the decrease in sales does not mean that the market is slowing down any time soon. Traditionally, late summer is a slower time to sell—and SABOR found that this data held true this year for other counties in the Central Texas area such as Bexar, Harris, Travis, and Dallas.

July Austin Housing Market Report

If you’ve been following the Austin housing market for the last year, you’ve probably heard about the city’s drastic home price increases and low inventory that resulted in hundreds of buyers bidding on the same home. That tone is beginning to change as less competition and fewer multiple offers indicate market stabilization is on its way to the Live Music City Capital of the World.

According to the Austin Board of Realtors, residential home sales in the Austin MSA declined 9.9% to 4,041, the median sales price jumped 37.1% year over year to $480,000, and sales dollar volume increased 20.7% year over year to $2,409,491,114.

August Austin Housing Market Report

Home prices in the Austin-area are no longer increasing as significantly as they were at the beginning of the year. Yet, the month of August set a record with a median home sale price of $470,000.

Home sales decreased 4% in August compared to this time last year indicating the market is calming despite continued gains in sales price. Sales dollar volume increased 18% year over year, and the monthly housing inventory dipped 0.3 months to 1.0 months of inventory compared to August 2020—the highest level of inventory since October 2020.

September Austin Housing Market Report

There are several factors that have contributed to the Austin area housing market boom over the past two decades, but the Austin Chamber of Commerce connects the continued job growth and a flourishing economy as the main driver for the increased demand. According to the Austin Board of Realtors, home sales in the Austin area decreased 5.1% compared to September 2020 as the median sales price of $450,000 set a record for the month of September.

Monthly housing inventory dipped 0.1 months to 1.1 months of inventory and homes spent an average of 17 days on the market—down 22 days when compared to September 2020.

October Austin Housing Market Report

2021 has been a record-breaking year of all-time highs for the Austin area because we are one of the most desirable housing markets in the United States. But with the market continuing its calming trend, we’re beginning to see a glimpse into what buyers and sellers can expect going forward.

According to the Austin Board of REALTORS® (ABoR), the median sales price grew 24.7% year-over-year to $455,000—setting a record for the month of October. New listings increased 0.9% to 3,777 while active listings decreased 0.5% year-over-year to 3,475. That’s a wrap! The December 2021 data for the Central Texas housing market is out, courtesy of the Austin Board of REALTORS® (ABoR). As we move forward with new real estate goals in 2022, one key to greater understanding is looking at where the market has been.
