June brought a noticeable rise in housing supply across the Austin housing market, with active listings reaching 15,360, a 4% increase from the previous month. The median home price held firm at $449K in June, reflecting continued stability in the market. Although buyer activity eased from May, it remained ahead of last June, signaling steady demand. With more homes coming to market, the summer season is taking shape with increased inventory and a more measured pace.

Even with a slower pace compared to May, June’s numbers highlight how Austin continues to perform differently than many other markets across the country. While national headlines have focused on falling prices, fewer buyers, and tighter inventory, Austin’s trends point to something more resilient.
Buyers Are Still Showing Up
National headlines continue to focus on affordability concerns, but Austin’s market tells a more balanced story. Despite higher mortgage rates, many buyers remain active, motivated by stable prices, more inventory, and fewer bidding wars. In June, the median home price held steady at $449K, unchanged from May and up just under 1% year-over-year, according to Unlock MLS. On average, homes sold for 93.9% of their original list price, while Realty Austin Compass listings outperformed the market at 98.5%. Buyers are adapting to current financing conditions by exploring rate buydowns, flexible loan options, and adjusted budgets. Some are moving forward simply because they feel less rushed and more prepared. Sellers are holding firm on value, showing that both sides are engaging with focus and intention.
Homebuying Activity is Outpacing Last Year
Although pending sales dipped from May, June still recorded 2,706 contracts, a 3.5% increase year-over-year. This sustained buyer interest reflects Austin’s strong fundamentals, even as many navigate elevated mortgage rates. Factors like steady pricing, a growing population, and an expanding job market continue to drive demand, helping the market maintain momentum.
According to Opportunity Austin, the metro added 18,500 jobs over the 12 months ending in May 2025, representing 1.4% annual growth and ranking 10th among the top 50 U.S. metros. The unemployment rate remained low at 3.3% in May, according to YCharts, well below the national average. With stable employment and rising wages, many buyers feel supported in their decision to move forward, even in a higher-rate environment.
Inventory is Growing
In many U.S. markets, inventory remains tight as homeowners hold onto low-rate mortgages and delay selling. Austin, on the other hand, saw active listings rise in June to 15,360, a 4% increase from May and 18.2% more than this time last year. According to Federal Reserve data, that is the highest number of active listings reported in the Austin area since at least July 2016. This growing supply gives buyers more flexibility and suggests that more sellers are feeling confident about listing their homes in today’s market.

Mortgage Rate Stability Is Offering Buyers Some Relief
While rates remain elevated historically, they have also become more predictable in recent weeks. As of mid-July, the average 30-year fixed mortgage rate held steady around 6.75%, according to Freddie Mac and Mortgage Insider. This kind of consistency is helping buyers plan with more confidence, especially those exploring rate buydowns or alternative financing structures.
According to HousingWire’s lead analyst Logan Mohtashami, mortgage pricing should improve slightly due to falling bond yields. He notes that “Treasury Secretary Scott Bessent talked about how the Aug. 1 trade deadline might not be the final day as they’re working on deals. Working on trade deals is beneficial for rates.” The Mortgage Bankers Association expects rates to gradually ease toward 6.7% by the end of the year, creating a more stable lending environment for well-prepared buyers.
