There are several factors that have contributed to the Austin area housing market boom over the past two decades, but the Austin Chamber of Commerce connects the continued job growth and a flourishing economy as the main driver for the increased demand. According to the Austin Board of Realtors, home sales in the Austin area decreased 5.1% compared to September 2020 as the median sales price of $450,000 set a record for the month of September.

Monthly housing inventory dipped 0.1 months to 1.1 months of inventory and homes spent an average of 17 days on the market—down 22 days when compared to September 2020.

2021 has been a record-breaking year of all-time highs for the Austin area because we are one of the most desirable housing markets in the United States. But with the market continuing its calming trend, we’re beginning to see a glimpse into what buyers and sellers can expect going forward.

According to the Austin Board of REALTORS® (ABoR), the median sales price grew 24.7% year-over-year to $455,000—setting a record for the month of October. New listings increased 0.9% to 3,777 while active listings decreased 0.5% year-over-year to 3,475. May Austin Housing Market Report

AUSTIN, TX — Home sales in Austin continue to reach all-time highs for any month on record with the median home price inching closer to half a million. 3,976 homes were sold in the Austin area with inventory nearing zero at 0.5 months.
