Westlake Real Estate

Westlake is one of the most desirable areas in the entire Austin area, sought-after for its luxury homes with proximity to Downtown. This high-end community is in the 78746 zip code of Travis County and the acclaimed Eanes ISD.

With an average build date of 1993, Westlake homes for sale range from 1970s bungalows to brand new estates that overlook the surrounding hill country and Lake Austin. With such a broad span of construction dates, architectural styles include traditional ranch, French country, modern, Mediterranean, and classic suburban. Exteriors are stone, brick, stucco, and concrete with shingle, tile, or metal roofs. Many homes are on small acreage sites while others are on standard-sized lots. Outdoor amenities include covered patios and porches, extensive decking, pools, spas, outdoor kitchens, and fire pits. Larger estates also offer guest cottages, workshops, greenhouses, and cabanas.

Most Westlake homes have spacious interiors that average 4,600 square feet with 3 to 7 bedrooms and 3 to 13 bathrooms. A good number of homes are in their original 1970s condition and are strong candidates for remodeling, while other well-established residences offer tasteful and desirable upgrades. Estate-sized homes have the high-end custom details that discerning buyers seek, from wine cellars and dumbwaiters to media rooms, all-suite rooms, sumptuous master retreats, and multiple living areas. Finishes are quality, ceilings soar, and windows are oversized and dramatic. The rolling hills that surround Lake Austin make for stunning views from decks and patios. From outside to indoors, these homes offer residents the finest in Austin living.

Westlake neighborhoods include Davenport Ranch, Terrace Mountain, Deer Creek, Las Lomas, Lost Creek, Westlake Park, Green Park, and The Greene at Toro Canyon. For a full listing of Westlake neighborhoods, please consult your Realty Austin agent. Westlake lots for sale are also available, ideal for building a new dream home close to all the action.

Westlake homes are up to 16 miles away from Austin-Bergstrom International Airport.

Things to do in Westlake

Westlake homes for sale enjoy a prime location that is close to outdoor recreation areas, world-class shopping, and fine and casual dining. For golf and tennis in an upscale environment, residents choose from numerous courses and clubs including Lost Creek Country Club, Austin Country Club, Lion’s Municipal Golf Course, and Barton Creek Resort and Spa. And while Westlake residents love their golf, they also love rugged outdoor recreation like hiking and cycling, which they enjoy at Barton Creek Greenbelt and Wild Basin Wilderness Preserve. Shopping enthusiasts have nearly unlimited choices between the charming boutiques on Bee Cave Road to the mall experience at Barton Creek Square and the open-air shops at Hill Country Galleria in nearby Bee Cave. This community is enviably close to one of Austin’s most beloved destinations, Zilker Metropolitan Park. Zilker Park not only offers acres of green space for music festivals and Frisbee-playing, but it’s also home to Zilker Botanical Garden and Barton Springs Pool. Cultural events and activities are never far away with The Long Center for the Performing Arts, ZACH Theatre, and Dougherty Arts Center.

Westlake residents who love water sports are in luck because this community is unbelievably close to Lake Austin for water skiing, boating, swimming, and fishing. While many Westlake homes have boat docks, others have access to numerous private and public boat slips and docks in the area.

Private schools include Trinity Episcopal School of Austin (K-8), Fusion Academy Austin (6-12), and St. Stephen’s Episcopal School (6-12). Neighborhoods in Westlake

Westlake Neighborhood Video

As the name implies, Westlake is west of Lake Austin. It covers approximately 31 square miles and is a blend of urban community and natural beauty with winding roads through the hills revealing some of the best views in the area, yet it's only 10 minutes from downtown. Typically when someone says they live in Westlake, they're referring to the area geographically covered by the Eanes Independent School District.

Some of the homes in Westlake are 25 to 30 years old, and many of them have been renovated and expanded to meet the needs of today's buyers. There is also new construction available, and every type of architecture is represented: traditional homes, contemporary homes, Tuscan style, and everything in between. Prices range from $300,000.00 to the multimillions, with a few pockets of lower-priced homes and condominiums. There are properties secluded on hilltop acreage, and there are waterfront properties located on Lake Austin.

Contrary to popular myth, the Eanes School District has the lowest tax rate of any of the districts in the area. The Eanes District is rated exemplary by the Texas Board of Education, as are eight of the nine schools. Westlake High School is rated in the top 100 nationally by both Newsweek and US News and World Report magazines. For those desiring a private school education, there are many options in Westlake or within easy commuting distance.

Austin has two major shopping malls, and one of them, Barton Creek, is located in Westlake. The only Nordstrom's department store in Austin is located at this mall. The Village at Westlake shopping center is located at the intersection of Bee Caves Road and Capital of Texas Highway, and is home to small boutiques, restaurants, and what many people say is the best HEB grocery store in the state. All along Bee Caves road, residents will find restaurants, specialty shops, medical facilities, and other necessary services. Las Palomas serves interior Mexican food. For great Tex-Mex, head to Maudie's. Another local favorite is Texas Honey Ham, The Grove, and the iconic food trailers across the street are also favorite neighborhood spots. The Barton Creek Greenbelt is an urban oasis with many access points in Westlake. Westlake Beach is a favorite spot for school field trips and corporate events. Austin Country Club, which was founded in the 19th Century, is located here, as is Lost Creek Country Club. Barton Creek Country Club is nearby. All three provide golfing, tennis, dining, and social activities. When you combine the landscape, the people, the location, the schools, and the lifestyle, it's easy to see why Westlake is one of the premier areas in Austin.
