South Austin is known as the birthplace of the “Keep Austin Weird” motto, which seeks to highlight and promote local business establishments. South Austin homes for sale are close to a bevy of unique local institutions that line the three main corridors of South Austin: South Lamar, South 1st Street, and South Congress Ave. These streets are the main arteries through the numerous neighborhoods of South Austin, which feature both modern and historic bungalows and high-end homes.

South Austin is known for its rich history and live music scene, with venues like Threadgill’s, the Continental Club, and the now legendary Armadillo World Headquarters. It’s also conveniently located right next to Lady Bird Lake with its ten-mile hike and bike trail, the Barton Springs pool, and a host of other wonderful green spaces right within the city. Residents can stroll the shops and cafes of South Congress, watch the famous bats burst forth from under the Congress Avenue Bridge at sunset in the summer, catch a show Downtown, or visit the Zilker Park Botanical Gardens, all within a bike or bus ride from home.

South Austin starts just below downtown's Lady Bird Lake and extends as far south as Slaughter Lane, with Mopac and West Bouldin Creek serving the western border, and I-35 to the east. The main divide is Highway 71 with the iconic 78704 zip code to the north, featuring neighborhoods such as Travis Heights, Bouldin, and Zilker. While south of 71 starts the 78745 zip code along with parts of 78748 and 49, including the popular neighborhoods of Cherry Creek, Maple Run, and Western Trails.

In 78704, you'll find a mix of housing options, including modest mid-rise condos and homes ranging from 1900's craftsman to high-end three-story contemporary, all within a short walk or bike into downtown or the popular shopping and dining corridors of South Lamar, South First, or South Congress. South of 71 features a range of housing from mid-century homes on larger lots to newer master-planned communities. While not as walkable, homes are more affordable and in closer proximity to major shopping areas.

South Austin is served by the Austin Independent School District, with a number of exemplary schools, including Barton Hills Elementary and Bowie High School, and even hosts two dual language elementary programs, one in Sunset Valley and the other at Becker in the Bouldin neighborhood.

South Austinites love the outdoors. The jewel of 78704 is the 350-acre Zilker Park, host of the annual Austin City Limits Music Fest and home to year-round spring-fed swimming at Barton Springs Pool. And green space abounds south of 71, including Garrison, Longview, and Dittmar District parks, guaranteeing wherever you are in South Austin, nature is nearby. Music lives in the heart of South Austin with blues clubs like the Continental, honky tonks like The Broken Spoke, and listening rooms like Saxon Pub and Strange Brew, hosting local, national, and international bands every night.

78704's famous shopping area is the Congress strip, with local boutiques and eateries set against the backdrop of the capital. And south of 71, you'll find the Westgate Shopping Center, with foodie grocers' Central Market and green home improvement store TreeHouse, while all the essentials are easily found at the Sunset Valley Shopping Center. There's certainly no lack of dining options in South Austin, from four-star to food trailers. In 78704, some of the favorites are Tyson Cole's Japanese masterpiece Uchi, farm to table fare at Odd Duck, or 24-hour dining at Magnolia Cafe. But Austin classics aren't exclusive to 78704, as Tex-Mex haven Maudie's and casual American Galaxy Cafe both have locations south of 71.

South Austin is hip and laid-back at the same time. It has a relaxed vibe but endless options for music, food, shopping, and outdoor activities all within a short walk, bike, or drive into downtown. And being a little outside of the norm is certainly accepted and often celebrated here.
