North Loop Austin

Located in Central Austin's 78751 zip code, North Loop is in an area where many neighborhoods have been reinvigorated and are becoming prime examples of neighborhoods transforming into revitalized communities. While the houses themselves were predominantly built in the late 40’s many have undergone substantial renovation.

North Loop homes for sale provide an array of contemporary designed homes recently constructed and older homes that have been lovingly restored with modern flair. Most lots are traditionally small by today’s standards and on average 50 feet wide providing the neighborhood a tightly knit sense of community.

What older homes may lack in square footage, has been resolved by newer contemporary styles that have built up second floors. A trip through North Loop will reveal a diversity of old and new that is part of Austin's charm.

Where is North Loop Austin?

You can discover North Loop homes for sale between I-35 and North Lamar just south of Koenig and north of 51st Street. This centrally located neighborhood is ideal for commuters working in or around the Austin medical district. Downtown Austin is approximately 5 miles directly south from I-35, and the Austin Airport is about 11 miles to the east.

Residents of the North loop have the nearby Central Market, a foodies delight, that regularly showcases cultural cuisines and top quality meats, cheese, wine and produce from around the world as well as cooking classes. The Hancock Public Golf course and Bartholomew District Park offer outdoor recreation. Every winter, the nearby Highland Mall hosts the Blue Genie Art Bazaar, a fabulous collection of handmade arts and crafts for sale by the gifted artists of greater Austin.

North Loop Schools

Austin ISD serves North Loop homes for sale; younger children attend either Reily or Ridgetop Elementary (PK-5). Middle school students attend Lamar (6-8) before moving on to the McCallum High school (9-12), renowned for its exemplary fine arts program. Nearby private schools include the Griffin, Odyssey, and ACE Academy.

North Loop, which is also known as North Field, is a unique pocket in Central Austin. It’s located north of 51st Street, south of Koenig Lane, east of Lamar Boulevard, and west of Airport Boulevard. It offers easy access to downtown, which is about three miles away, as well as the University of Texas campus.

Most of the homes in the North Loop area were built in the 1940s and ‘50s. Many of these homes, two or three bedroom bungalows, were intended for soldiers returning from World War II and their families. There are also multi-family duplexes and four-plexes and some condos. Single-family residences typically sit on large lots of two-tenths of an acre or more with mature trees and well established landscaping.

Until 1999, the neighborhood was in the flight path of the old Mueller Airport. Since the airport was relocated to another part of town, property values have continued to rise. The average sole price for homes in North Loop is about $295,000.00. There’s a wide variety of properties, from older distressed homes that are selling in the mid-$150,000.00 range to larger renovated homes and new construction that averages in the upper 500,000’s.

North Loop is zoned to Ridge Top and Riley Elementary Schools, which have excellent bilingual programs. The middle school is Lamar Fine Arts Academy, which feeds into the Fine Arts Magnet, McCallum High School. North Loop has an active neighborhood association that keeps its residents connected and strives to maintain the character of this special part of town.

Between Airport Boulevard and Chesterfield, there are a number of fantastic local shops and restaurants. North Loop is an IBIZ district, which supports independent local businesses, including several vintage clothing shops and furniture shops, such as Blue Velvet and Room Service.

Other shops in the area include Austin Musical Exchange, which buys, sells and repairs musical instruments, Austin Amplifier, Breakaway Records, and Monkey Wrench Books. Off Lamar Boulevard, you’ll find Groovy Automotive, Great Hall Games, Austin Tattoo Company, Red Stella Salon, as well as the Buck Moore Feed and Supply Company that’s been in business since 1972.

North Loop is home to one of Austin’s hottest new eateries, foreign and domestic. Other dining options include gastropub Drink Well, Pharra’s Mediterranean, Vegan Nom, A Taco Trailer, and Epoch Coffee, which is open 24 hours. Other bar possibilities are the Workhorse, which also serves food, and the Tigress.

North Loop is a friendly vibrant neighborhood that feels like its own eclectic town within Central Austin. It is within walking distance of wonderful shops and restaurants. You can get downtown by car in ten minutes or less. There are bike lanes on Guadalupe, bus stops nearby, and the Crestview Light Rail Station is a mile and a half away. You don’t have to get into a car to enjoy a night out.

North Loop truly is a melting pot with residents from many different walks of life and a wide variety of homes. It’s an Austin neighborhood like no other.
