Mid-Century Modern Homes for Sale

The key to understanding Mid-Century Modern style homes is to understand the era in which they evolved. Mid-Century Modern design spans from the end of the Great Depression in the 1930’s to the mid-1960’s. Several factors influenced architects during this period, including the need for housing constructed quickly and affordably. In 1945, as World War II veterans returned home to marry and raise families, developers saw an opportunity to create suburban communities. Architects and builders responded with what we now refer to as Mid-Century Modern Homes.

Where to Find Mid-Century Modern Homes in Austin

Mid-Century Modern style homes for sale are abundant in Austin and located in many sizes, locations, and price points. In suburban neighborhoods surrounding Central Austin such as those along Windsor Road, and in Tarrytown and Allandale. There are also Mid-Century Modern style homes for sale in South Austin.

Features & Floorplans

Mid-Century style homes are simple and functional. Architect Cliff May combined Arts and Crafts with Prairie style to create what is now known as the ranch house. But, other architects were also at work trying to find simple, easy to build designs that would work to meet the rising demand for housing. Construction during those years also included Tudor Cottages and Cape Cod Colonials. These homes, often more expensive, tended to be more decorative with additional ornamentation such as exposed timbers and brick and stone detailing defining their exterior elevations.

Many refer to Frank Lloyd Wright when they think of architectural design during the post-war era, yet he was in the later years of his career during this period. By this time, he moved past Falling Waters, built in 1935, and began experimenting with concepts in urban design that focused on Usonian Houses. These homes, also designed to be practical, were constructed on a slab foundation without an attic. They had open floor plans, heated floors, built-in workspaces and lots of glass. When touring Austin, one can see the influence Wright’s designs had on developers who were busy building suburban neighborhoods during this timeframe. Some of Austin's more unique examples of Mid-Century Modern architecture are in neighborhoods built in the last decade of this period.

Mid-Century Modern interior design skewed in a different but complementary direction. Heavily influenced by Brazilian and Scandinavian architects, Mid-Century style has made a resurgence in the last few years as owners sought a sleeker and more sophisticated look for their home. Originally, designers of Mid-Century Modern style homes adopted open floor plans with designated areas instead of specific rooms.

Today, open space and flexible areas are standard in new construction, but this was a significant departure from earlier styles. The change happened when post and beam architectural design allowed builders to use fewer support walls and more windows. With the use of vast areas of glass, they created homes that have a dramatic effect both during the day and at night. Over the years, architects have taken the best of Mid-Century style to new heights inspired by the beauty and grace of some of these traditional homes.

History of Mid-Century Modern Design

The economic and social influences of the day created demand for simple, affordable housing. The Serviceman’s Readjustment Act of 1944, aka the G.I. Bill, provided government-backed loans that made home ownership possible for many young families. Suburban communities flourished with several types of homes that we now refer to as Mid-Century Modern homes. Often thought of as one style, the designation covers the following home designs: Minimal transitional (American Colonial), Minimal Tudor Cottage, Cape Cod, Usonian, Ranch, Lustron Pre-Fabs, Quonset Huts, A-Frame and Dome Houses.

In Austin, ranch homes tend to be the most popular style of Mid-Century Modern style homes for sale and are available in varying sizes and price points through the area. Just outside Downtown Austin, you also find Tudor, Cape Cod, and Colonial homes well represented.
