Formed in 1939, Lake Austin is the last in a chain of seven lakes. With the construction of Tom Miller Dam, consistent lake levels on Lake Austin were assured creating a long lake with a depth of 75’. It is an accepted fact that the closer Lake Austin waterfront homes for sale are to Downtown Austin, the cooler the water temp and the pricier the real estate. Lake Austin is one of the finest bodies of water here in Central Texas.  The lake is 22 miles long and heads all the way from downtown just to the banks of the shores of Lake Travis.  Housing styles on Lake Austin vary quite a bit.  You do have older homes in the Westlake Area however most of the homes are going through a big transformation due to the cost of homes on Lake Austin so you will find newer, Spanish Colonial-style homes all the way down to your Contemporary homes.  The price point of Lake Austin has increased greatly over the last several years due to the fact that we’ll not create any more waterfront here on Lake Austin and it has been one of the most desirable lakes in Central Texas.  

Square footage does range on Lake Austin although you do find a majority of the homes that they try to match the amount of square footage so most of your homes range from 4,000-square-feet-plus.  Lake Austin falls underneath some great, exemplary school districts being Eanes, Leander, and even parts of Austin ISD.  Even though not all of these districts are exemplary in themselves, most of the campuses that are around Lake Austin fall in the exemplary status.  Some of the top high schools in the area are Westlake and Vandegrift High School.  There are a number of amenities out here on Lake Austin.

We have boating obviously, a lot of marinas, paddle boarding, jet skis, waterskiing.  You also have a Lake Austin Spa, which has been rated by Condé Nast as one of the top spas in the country.  There are also a lot of great parks along the Waterfront.  Going down to City Park, Emma Long State Park and a lot of places even if you don’ t have a boat that you can come and enjoy and there’s also one of the finest country clubs here in Austin right on the banks of Lake Austin, which is the Austin Country Club, one of the finest golf communities and some of the finest golf holes you’ll find so Lake Austin is dammed up as you get to downtown and that becomes Lady Bird Lake, one of the finest parks down there.  You can enjoy it any time of the day or evening.  It’s the hike-and-bike trail on Lake Austin and then you still are pretty close to the 2nd Street District for either food or shopping.
