Included in the Colorado River’s Highland Lakes System, Lake Austin is a man-made reservoir that winds it’s way down from Lake Travis to the center of Downtown Austin. Formed in 1939 with the opening of Tom Miller Dam, Lake Austin was created for electrical power generation and flood control and by doing so, it created a recreation area and shoreline that is valued for its beauty and cool, clear waters. Unlike Lake Travis itself, the water level along Lake Austin remains constant, assuring owners that their boats will never be landlocked, as is the case with other man-made lakes, at times during the year and during drought periods.

Home to some of Austin’s top executives, Lake Austin homes for sale provide an enviable lifestyle while being within an easy commute to Downtown Austin. With only 2 boat ramps for lake access along the river, one in Tarrytown and another along Hwy 360, having frontage along the river is the ultimate amenity. Things to do near Lake Austin

Austinites love being active, and the Lake Austin area is the focal point for many of its residents. So picturesque, many who live in the Downtown Austin area, or visit for SXSW or other festivals, only see the area around Lady Bird Lake. Unless they tour by boat, they don’t have a chance to venture further up-river to view the spectacular homes along the way. For the most part, all of these school districts rank highly in the Texas School System so buyers will feel confident in their public school options. For private education opportunities, there are several highly-acclaimed schools in the area including Kirby Hall (PK-12), St Andrew’s Episcopal School (1-12) and The Girl’s School of Austin (K-4).

Lake Austin is one of the finest bodies of water here in Central Texas.  The lake is 22 miles long and heads all the way from downtown just to the banks of the shores of Lake Travis.  Housing styles on Lake Austin vary quite a bit.  You do have older homes in the Westlake Area however most of the homes are going through a big transformation due to the cost of homes on Lake Austin so you will find newer, Spanish Colonial-style homes all the way down to your Contemporary homes.  The price point of Lake Austin has increased greatly over the last several years due to the fact that we’ll not create any more waterfront here on Lake Austin and it has been one of the most desirable lakes in Central Texas.  

Square footage does range on Lake Austin although you do find a majority of the homes that they try to match the amount of square footage so most of your homes range from 4,000-square-feet-plus.  Lake Austin falls underneath some great, exemplary school districts being Eanes, Leander, and even parts of Austin ISD.  Even though not all of these districts are exemplary in themselves, most of the campuses that are around Lake Austin fall in the exemplary status.  Some of the top high schools in the area are Westlake and Vandegrift High School.  There are a number of amenities out here on Lake Austin.

We have boating obviously, a lot of marinas, paddle boarding, jet skis, waterskiing.  You also have a Lake Austin Spa, which has been rated by Condé Nast as one of the top spas in the country.  There are also a lot of great parks along the Waterfront.  Going down to City Park, Emma Long State Park and a lot of places even if you don’ t have a boat that you can come and enjoy and there’s also one of the finest country clubs here in Austin right on the banks of Lake Austin, which is the Austin Country Club, one of the finest golf communities and some of the finest golf holes you’ll find so Lake Austin is dammed up as you get to downtown and that becomes Lady Bird Lake, one of the finest parks down there.  You can enjoy it any time of the day or evening.  It’s the hike-and-bike trail on Lake Austin and then you still are pretty close to the 2nd Street District for either food or shopping.
