Of the various smaller towns that surround Austin, Dripping Springs is beyond compare. As a gateway to the Texas Hill Country, rolling meadows and old growth oak trees frame this pastoral landscape. Weekend visitors from Austin who are day tripping should take care to slow down and enjoy the drive. A leisurely approach is not only to benefit white tail deer along Highway US-290, but it is also part of the ""country culture"" in Dripping Springs.

This secluded area has an air of affluence but far from stuffy, where boots and suits are still business attire, and just about every Dripping Springs home for sale is horse and dog-friendly.

The charming town of Dripping Springs shares a history as old as the city of Austin, dating back to the 1850's. Most of the architecture of Dripping Springs homes for sale is as traditional as the town itself. Simple dwellings range from log-style ranchers to larger historical Victorian estates. Beyond the native landscape of Downtown Dripping Springs homes for sale, you can find stately ""gentleman ranches"" up to fully operating farms for sale. As the price line escalates, homebuyers will discover larger acre sites with water access. Where is Dripping Springs Texas?

As the gateway to the Hill Country, US-290 West is the primary entrance and exit to Dripping Springs. Ranch Road 12 & Hamilton Pool Road provide an alternate route, leading to US-71 and the prosperous little town of Bee Caves. Although a relatively short drive from the Austin skyline, the absence of light pollution (or any other kind) in Dripping Springs offers lucky homeowners views of starry skies from your porch by night. Dripping Springs homes for sale are around 12 miles from the Austin city limits, and only about 24 miles to Downtown Austin.

Things to do in Dripping Springs TX

Where Dripping Springs legacy of farmlands has become gentrified, several exceptional vineyards and distilleries now flourish. Beyond the discovery of locally bottled spirits, there are several farm to table restaurants nearby such as the legendary barbeque at The Salt Lick. Good food and drink are not complete without great music. Along the rolling hills just outside Dripping Springs, there is a storied live music venue known as the Nutty Brown Cafe. This venue hosts big-name acts traveling from across the country on tour. A little closer to town, Hudsons on Mercer Street is a local favorite and showcases a little something for everyone.

Upscale shopping and dining are also not far from Dripping Springs. Hill Country Galleria and Whole Foods Market are both in the neighboring community of Bee Cave, a short drive from Dripping Springs.

Naturally, living in the Texas Hill Country promises nature lovers an abundance of outdoor amenities. Between the year round beauty of Pedernales State Park and the 50-foot natural waterfall of Hamilton Pool, there is Lake Travis. The lake promises a full day's worth of fun on the water during the hotter months of summer all within a short drive of most Dripping Springs homes for sale.

Dripping Springs Schools

Dripping Springs ISD serves students living in this area. Younger students attend Rooster Springs, Dripping Springs or Walnut Springs Elementary (PK-5) before graduating to Dripping Springs Middle School (6-8) and Dripping Springs High School (9-12). Dripping Springs ISD has a reputation for excellence from preparatory college scores to dominance in regional athletics and extracurricular clubs. With full scholarships and admittance to state Universities like the University of Texas becoming extremely competitive Dripping Springs is a town that takes care of its own. The child development center offers limited preschool care for its community members and employees. Enrichment classes and adult education are just one of the many offerings that Dripping Springs ISD prides itself on providing its small group of citizens. Dripping Springs is located in Northern Hays County.  What makes Dripping Springs unique is that it offers the feel and lifestyle of a small town while being only 20 minutes from Downtown Austin and about 25 minutes to Austin and about 25 minutes to Austin-Bergstrom International Airport.  There’s a large variety of homes to choose from in the area from 100-year-old ranch homes to New Construction Master Plan communities to estate homes and gated neighborhoods.  Prices vary as much as the homes do.  The majority of the homes in the area are in the $300,000.00 to $500,000.00 range.  

That said you can still find a home in the $200,000.00 range but you can just as easily find a home in the $2 million range.  A big draw to the area are the schools.  Dripping Springs has an award-winning school district.  The high school had the notable accomplishment of graduating 99 percent of its senior class in 2011.  The district currently consists of 3 elementary schools, 1 middle school and 1 high school but with the district population growing by 58 percent since the Year 2000 that is sure to change.  

This strong growth has spurned substantial commercial development.  Most notable are the addition of an H-E-B Grocery Store and a Home Depot.  For now on Inner Smalls are the Hill Country Galleria at about 15 minutes and the Barton Creek Mall at about a 20-minute drive.  Dripping Springs is known as the Gateway to the Hill Country and the Hill Country is known for its natural beauty with attractions such as Hamilton Pool, Westcave Preserve and the Pedernales State Park.  With its natural beauty and being the former home of Lance Armstrong, Dripping Springs is a popular destination for cyclists.  

There are also a number of wineries, microbreweries and olive orchards in the area.  Nearby Driftwood is the home of the world-famous Salt Lick.  If you’re looking for barbeque this is your place and for finer fair you might want to try Trattoria Lisina.  Also there’s the Oak Creek Café if you’re looking for comfort food.  Another popular lunch destination is Rolling in Thyme & Dough.  Dripping Springs is one of the last bastions of Small Town America.  

It’s a place where people still say hello, where kids don’t have to grow up before their time and if you leave your wallet on the table at the Oak Creek Café they’re gonna run out the door to bring it back to ya.  In short it’s a great place to live.
