August San Antonio Housing Market Report

According to the San Antonio Board of REALTORS®, home sales in August 2021 increased 2% compared to August 2020, from 3,726 to 3,788. August closed with 3,434 pending sales and 4,663 new listings, a 15% increase in inventory. Home sale prices in August averaged $353,662, with a median price of $298,200, a 16% rise from August 2020.


"August closed with an increase in sales throughout Bexar County and 3,294 new listings leading into September," says SABOR's 2021 Chairman of the Board Cher Miculka.

While inventory is beginning to increase, the market remains lower than average. A balanced market means inventory is at six months—we currently have 1.8 months available. Homes are also selling faster than ever before. The average home sold in 24 days, while homes often sold in 55 days in 2020 and 2019.  This is why when a home is priced correctly, sellers are receiving their full asking price or over asking.

In this seller’s market, now is the time to put your home on the market if you’re ready for change. If you’re waiting to buy until the right time, this is probably as cool as San Antonio is going to get. It’s important to work with an agent who knows this industry and how to negotiate a good deal.
