Aviara homes are a standout in Oak Hill, a beautiful suburb of Austin that’s situated off Old Bee Cave Rd, atop rolling hills dotted with limestone rimrock structures and sparkling creeks. While enjoying gorgeous views, residents in Aviara occasionally spot the rare Warbler and Black-capped Vireo birds that also make their homes among the enticing hilly terrain. Aviara, along with other similar neighborhoods, is centered around Highway 290 and Highway 71. Being eight miles southwest of Austin, Aviara is ideal for people who want to live out of the way but with easy access to major area employers including AMD and Freescale Semiconductor on William Cannon Dr.

Shopping, fine dining, and outdoor recreation are around every corner, including the Hill Country Galleria and the Shops at the Galleria, which feature many luxury retailers and boutiques. As Oak Hill and the Bee Cave area have grown and flourished, attention to Aviara has increased. The various building styles here range from traditional to modern, Old World to eclectic–something that draws people who enjoy the beauty of variety and unique tastes. Aviara is included in the Austin Independent School District, with the closest schools being Oak Hill Elementary, Small Middle School, and Austin High School.

Where is Aviara?

Getting to and from Aviara is a snap. Aviara is located 10 miles west of Downtown Austin in Oak Hill. Head west on Highway 290 and hang a right on Old Bee Cave Rd. It’s just that simple. The scenic east-to-west route along Highway 290 never gets old, with the spring bringing the beloved bluebonnet wildflowers and cactus flowers blooming throughout the summer. Many of the area’s most popular amenities are located within a five- to 20-minute drive, including The Backyard, a natural, open-air venue in Bee Cave that hosts major artists such as Willie Nelson, Paul Simon, and David Bowie.

Aviara Amenities

Aviara homeowners don’t have to leave the comforts of their neighborhood to have a great time. Residents have their own pool with a spacious sun deck and shady spots for relaxing on a sunny day. The private pool and playground are kept in tip-top shape by the Aviara HOA. Nearby Bee Cave Central Park offers 50 acres that include large and small pavilions, playscapes, and other facilities. Bee Cave West Primitive Park is designed to maintain the natural aesthetic along hike and bike trails, which are divided into four color-coded segments that vary in length. Hill Country Galleria and the Shops at the Galleria are home to some of Austin’s best shopping and dining destinations.

Aviara Schools

The Austin Independent School District (AISD) is the fifth-largest school district in Texas serving over 86,000 students. AISD is an attractive draw for people moving to Aviara. AISD recently made impressive gains on standardized tests, with 99 percent of AISD schools passing. Six AISD high schools were among Newsweek's "America's Best High Schools." True to Austin’s energy-conscious population, AISD was the eighth-largest green power government purchaser in the U.S. and the only school district on the top ten list. Aviara students attend Oak Hill Elementary School, known for having outstanding parent and community involvement with many programs being parent-led and managed. Students at Small Middle School have access to a long list of activities and clubs that include gardening, sign language, math, and more. Austin High School heralds more than 130 years and going strong, with 2,400 students involved in rigorous academics and career-track focus. More than 350 National Merit Semi-finalists have some from Austin HS since 1956.
