Morningside Avery Ranch
Located on the fringe of Austin, Cedar Park and Round Rock is Morningside Avery Ranch, a neighborhood within the Avery Ranch master-planned community. This Northwest Austin neighborhood just 20 miles from downtown in Williamson County. Residents enjoy the conveniences of suburban living with spacious floorplans and an amenity center that is just a short walk away.
Homes in Morningside Avery Ranch were built in the mid-to-late 2000s and average of just over 2,800 square feet. Morningside Avery Ranch is located just southeast of West Parmer Lane and Avery Ranch Boulevard. Highways 183, 620 and 45 are easily accessible as is the MoPac Expressway. This area is home to high-tech companies and healthcare providers. Major employers include Apple, Microsoft and Google as well as the Central Texas Veterans Health Care System (CTVHCS) and Cedar Park Hospital. For downtown employees, the MetroRail Lakeline Station is three miles away for a hassle-free commute to work.

Morningside Avery Ranch students attend schools in award-winning Round Rock ISD. Students PK-5 attend Sommer Elementary, one of the top 50 elementary schools in Texas. Cedar Valley Middle School (grades 6-8) is ranked one of the top 100 middle schools in Texas. The Texas Schools to Watch® program also recognized it as one of the 2015 Texas Schools to Watch due to its strong academic programs. McNeil High School (grades 9-12) is home to the Engineering Academy and Health Science Academy, both four-year programs geared to preparing students for careers in those fields. It’s also ranked as one of the top schools in Texas.
