Austin Lots for Sale

Austin is in the heart of Central Texas and at the edge of Texas Hill Country. Many newcomers want the rural feel and magnificent views they find driving away out of the city toward the rolling pastureland and wildflowers in towns like Dripping Springs, Leander, Georgetown, and Wimberley.

As the demand and price for homes continue to accelerate, many people consider building a custom home on one of the many lots for sale in Austin. They do this for two reasons: location and opportunity. Purchasing land on which to build a home allows a buyer to choose not only the ideal site for their new home but also the setting and orientation of the residence. The opportunity comes from adding value to the land by developing a home on it.

Land or Lot? What exactly am I buying?

The land around Austin comes in two forms: raw and ready. Raw land is just that, natural acreage with no habitable structures and utilities may or not be present nearby. Financing raw land can be more challenging due to the cost of development but sometimes includes owner financing.

Ready land is a lot or parcel of land. Lots have no habitable structures but usually have utilities such as water, sewer, gas, and electric nearby. Lots may be easier to finance and may include some owner financing. Both land and lots require a survey to ensure the buyer understands the location of boundaries or easements.

Lots for sale in Austin may include building sites within a development, a site with a tear-down structure that is not habitable and will need removal, an in-fill property located in an existing neighborhood, or on rural land along a public or private roadway.

Many lots for sale are in neighborhoods that have a list of preferred builders from which a buyer must choose and strict regulations on the size, style, or design of the proposed home. Some property covenants also maintain a period in which one must begin or complete construction.

Where are Lots for Sale in Austin?

In Austin, building lots can be found throughout the city, in suburban and rural areas, and in surrounding towns. Lot listings change frequently. Ask your Realty Austin agent for a current list of lots or land for sale in the area in which you desire to build.

Finding a Lot for the Home You Want to Build

Here are some steps to help in narrowing down your search:

  • Determine the type of neighborhood or rural community in which you want to live
  • Let the internet do a lot of your work – view satellite photos of the areas you are considering on Google Street View. When you zoom in, these images reveal information about the geography or the land, nearby roadways, schools, airports, or other structures that may impact your decision. Many close-up views also show the size and style of neighboring homes or properties
  • Walk the neighborhood, street, and site – look for wetlands and areas where nothing grows, and steep drop-offs that may work well for views but be a hazard to children
  • Evaluate infrastructure and utility availability – check fees for connecting to service and the cost of running lines from street to future home
  • Check for easements and road access – can you get to the property from a public road? Does another owner have an easement that runs through this property?
  • Find out about covenants and restrictions – is there an endangered species or burial ground on the property? A timeframe in which the building should be complete? Historic district regulations? Setbacks?
