Historic Homes in Austin TX

People love to visit historic homes. There is something about being in the actual spot where history took place or seeing one of the earliest examples of historic architecture, which brings the past to life. Historic homes in Austin embrace the culture and craftsmanship of their time. For some, the idea of owning a historic residence captures the imagination and adds a special meaning to home ownership.

Historic Districts and Historic Homes

When considering an older property, it is important to determine the status it holds. Buyers need to know if a house is historic and if it is in a historic district. A historic home in Austin is one that exemplifies an important period in history or architecture or, is historically relevant due to an event or famous person. The US Department of Interior has determined that a building must be at least 50 years old to qualify. Age alone does not make a home historic. The National Trust for Historic Preservation provides guidance on finding a building’s history and if it qualifies for placement on the National Register of Historic Homes.

Older residences may be:

  • a historic home in a historic district
  • a historic home that is not within a designated area, or
  • a home that has little historical significance but is within the boundaries of a historic district (a home that may have been added years after the historical period or has a different architectural style)

Where to Find Historic Homes in Austin

Austin has several areas of historical significance with either local or national designation. A historic district is a geographic area where there are several structures with a shared history or architectural significance.

As Austin developed between the late 1800s to mid-1960s, the architecture of the day influenced the construction of commercial buildings, homes, and schools in neighborhoods in Hyde Park, Clarksville, and Sixth Street. Austin is a great place to find houses in the Neo-Classical Revival style, 19th Century German style, Bungalow, and American Craftsman style. These beautiful areas are treasured not only for the buildings themselves but also for the reflection of the decades in which they came to life.

The establishment of a historic district can take two pathways. A neighborhood can be designated as a local or national historic district or in some cases, hold both designations. Historic homes in Austin are in three local districts that include Castle Hill, Harthan Street, and Hyde Park. Those listed on the National Register of Historic Districts include: Congress Avenue, Sixth Street/Pecan Street, West Line, Bremond Block, Swedish Hill, Old West Austin, Hyde Park, Delwood Duplex, Wilshire, Shadowlawn, Willow-Spence, Clarksville, Rainey Street, Barton Springs, Camp Mabry, Moore’s Crossing, Santa Rita Courts, and Zilker Park.

There are also historic homes in Austin outside these districts and in surrounding towns that may not have gone through the process of designation. The National Register of Historic Places Program, governed by the National Historic Preservation Act of 1966, helps owners to identify and protect their asset and guides them through the application process.

Is a Historic Home Right for You?

You don’t have to be a history lover to take advantage of the benefits of owning a historic home. Here are just a few of the advantages:

  • City Tax Abatement – designed to promote rehabilitation of older properties and to ensure proper preservation
  • Historic District Preservation – when a home is within a historic district neighbors tend to work hard to keep the overall authenticity of the area
  • Preserving Architectural Style – too often, changes made to homes during remodeling reduce the overall look and feel of the original neighborhood. Historic districts have strict regulations on changing a home's exterior. Buyers should realize that renovations such as window replacement may be more expensive to maintain the integrity of the original design. The positive side of this is that your neighbor’s home will stay much like it is when you moved into yours.
  • Preserving Neighborhood Culture – some historic districts are known for their unique cultural style. Preserving the original character of the street or section encourages tourism and can have an economic impact on the overall area.

Many Realty Austin agents have specialized training in buying and selling historic properties. If you are considering an older home constructed between the 1800s to mid-1900s, be sure to ask if this property is within a historic district and has any restrictions on changes or maintenance. There are no restrictions on a national level, but there may be some on a state or local level. These may include changing anything that alters the exterior appearance of a property such as repainting with historic colors, replacing a front door, or adding a storm or screen door, removing any original features of the house, adding to or removing landscaping, walkways or driveways and other improvements. Approval may be required and wait times may be longer than expected. But, if you love the idea of living in a house with a history, a historic home may be in your future.
