Sustainable Homes in Austin

If there was ever a city where citizens were conscious about their carbon footprint, it is Austin. In fact, the city is listed as one of the Top 10 Green Cities in the US and has made a commitment to be carbon neutral by 2020.

With this interest in energy conservation and green building practices, it is not surprising that many Austin buyers look for green residences and communities when searching for a new home. What they should know is that there are several levels of green building standards that houses and developments can meet to be considered green.

What is a Green Home?

The National Green Building Standard certification offers third party certification and is the only residential green building standard approved by American National Standard (ANSI) providing strict guidelines and practices for design, construction, renovation and land development.

These guidelines focus on three main areas: sustainable lifestyle, lower cost to operate, and healthy home environment. Other verification agencies include Energy Star for buildings, Leadership in Energy & Environmental Design (LEED), The Living Building Challenge (LBC), WELL Building Standard, Passive House, Net Zero Energy Building (NZEB), BOMA 360 Performance Program, and Home Energy Rating System (HERS). Each of these programs adds a layer of accountability for the building team and makes the certification an added value for those buying or selling a home.

Buyers should ask their Realty Austin agent about what certifications to look for in a green home. Many have received the National Association of Realtor’s (NAR) Green Designation or Certification as an EcoBroker. They can guide buyers to green communities in Austin that meet these guidelines. They can also help identify existing homes that can be brought up to green home standards.

Where to Find Green Communities in Austin

As green building practices spread, there are more and more homes that receive certification to be called a green home. They exist throughout Austin at just about all price points. Many custom home builders are bringing green homes to market, but many developers also include green homes in their portfolio. Buyers considering a green home want to look in Belterra, Polo Club or Highpointe in the 78737 zip code, Mueller in the 78723 zip code, or Spanish Oaks or Sweetwater in the 78738 zip code. There are also many infill projects and renovated homes in the Downtown Austin area, in the 78704 and 78705 zip codes, that have green certification.

For those who want to live a sustainable lifestyle in a home that provides the best possible living environment, green communities in Austin are at the top of the list.

Benefits of Energy Efficient Homes

For many homeowners, the added expense of building a green home or planning a green retrofit of an existing home is well worth it. The EPA states that an Energy Star qualified home saves between 20% to 30% more energy than a home built to the national energy code. The Energy Star home is the EPA’s standard for energy-efficient houses.

Green home benefits include helping the environment, reducing energy costs, improving the air quality within the home, and increasing the efficiency of home systems. They include solar design, home insulation, green landscaping, proper ventilation, high-performance windows, and energy-efficient home systems and appliances. For homes meeting the Passive House Standard, they use 90 to 95% less energy for heating and cooling and 60 to 70% less overall energy than most homes built to code. The passive home goes further than just being energy wise. It is designed and constructed to conserve energy and reduce the carbon footprint.
