Gated Community Homes for Sale

Living in a gated community has become increasingly popular in the Austin area. Of the many types of properties available, gated communities offer unique advantages for those who value privacy and security.

A gated community is a residential area with access that is controlled and limited to residents, their guests, and service, delivery, or utility vehicles. Controlled access includes pedestrian, bicycle, and automobiles. In some cases, it even extends to watercraft docking at a community facility.

Gated communities can offer various levels of restriction that may include a 24/7 guard gated entrance, an access code entrance or open-gated entrance. Some neighborhoods have a combination of these access points. There is also a double-gated system that allows access to the overall community with additional gated access to an exclusive section of that neighborhood.

Also, there are 3 types of gated communities in Austin. Master-planned communities may have areas within the development with gated access to a particular section. These areas often have various amenities. Small neighborhoods off the main road may be gated, and individual properties such as a condominium building or complex may be behind a gate. It is important to note that all roads behind a gate are private and not maintained or monitored by the city or state.

Where are Gated Communities in Austin?

With over 50 gated communities in Austin, buyers have many options for the type of neighborhood they wish to explore. In Central Austin, Avery Ranch, Island at Mount Bonnell Shores, and Watersedge is a good starting point. West Austin has many popular gated communities including Villas at Canyon Creek, Estates Above Lost Creek, The Enclave at Circle C, Steiner Ranch, Governors Hill, and Rob Roy at the Lake. Heading south toward Dripping Springs, buyers visit Highpointe or Ledge Stone. In Bee Cave, gated communities include Meadowfox Estates, Preserve at Barton Creek, Madrone Ranch, and Heights of Falconhead. The Lakeway area also has an abundance of neighborhoods with gated access. These include Bella Strada, Flintrock Falls, Estates of Lakeway Hills, Vineyard Bay, and Rough Hollow.
