Types of Commercial Properties for Sale in Austin

There are about 7 categories that most properties will fall into:

  • Office – Whether in Downtown Austin or a suburban office park, office space is classified as Class A, Class B, or Class C. These properties are organized by the quality of construction and desirability of location. Office space that is labeled Class A has both excellence in construction and location. Class B is an older property in a good location or a newer property in a less than ideal location. Office space in a Central Business District might include space in a downtown highrise. Suburban properties tend to be mid-rise and outside the city center.
  • Retail – Shopping centers come in several forms including strip centers such as those groupings of stores along North Lamar Boulevard or South Congress Street. Neighborhood Retail Centers are another type of commercial property. Anchored by a grocery store, they help draw traffic to smaller specialty and service businesses. Westgate Shopping Center is an excellent example of this type. The third kind, Power Centers, are the familiar big box retail centers anchored by stores such as Best Buy, Walmart, or Target.
  • Industrial – This type of property is either Heavy Manufacturing, Light Assembly, or Flex Warehouse.
  • Multi-family – Austin has a healthy supply of multi-family commercial properties for sale including garden, mid-rise and high-rise properties.
  • Hotels – Austin continues to add hotels to meet the growing demand for accommodations. Hotels can be full service, limited service or extended stay.
  • Land – Commercial real estate includes property for sale either in a developed area as infill, on Greenfield or undeveloped land, or on Brownfield or land that may have environmental issues.
  • Special Purpose - There are many other types of commercial properties classified as Special Purpose. Examples of these are self-storage, car washes, churches, senior care centers, and theme parks.
