Allandale Austin

There are two types of people who search for a home, those who want everything brand new and those that may not. For anyone who appreciates a home with history, Allandale in Central Austin’s 78731, 78756 and 78757 zip codes, has older homes that are consistently in fine condition, well-manicured and well-maintained.

Typically Allandale homes for sale are mid-century ranch-style design with brick and stone exteriors. While many of the earliest houses in this community date back to the 1940’s, the median age of homes is about 1962. Mid-century modern design is characterized by clean horizontal lines, large windows to showcase greenery from the front and back yards and smooth finishes that do not detract from the overall classic contemporary feel.

Allandale is one of the best Austin neighborhoods to find mid-century design homes. While the inventory of Allandale homes for sale is comparatively large for developments of this age (more than 1000 residences), demand is still high.

Where is Allandale Austin TX?

Allandale homes for sale are centrally located within a patchwork of major commuter roads placing residents close to almost all of Downtown Austin. The neighborhood is located off W Anderson Lane to the north, Burnet Road to the east and W 45th Street to the South. MoPac Expressway runs west of the neighborhood and is a major roadway for commuters. Many of Austin’s large employers, as well as the University of Texas, are within 5 miles of Allandale. Employees from the tech industries to the north and west, such as Dell, Samsung and Apple, are also located within 10 miles of most homes.

Things to do near Allandale

Allandale homes for sale have the advantage of being a short drive from the cosmopolitan lifestyle of Downtown Austin, the shabby-chic districts of South Austin or the eclectic and creative activities that abound throughout Eastside Austin. More upscale shopping and dining is available at The Domain, a mixed-use shopping center with national retailers about 5 miles north of the neighborhood on MoPac Expressway. For those prefer a neighborhood conveniences, there are a lot of stores and casual restaurants along Anderson Lane or Koenig Lane both of which border the north and south sections of this community ensuring you needn’t travel far to get where you want to be.

Allandale Schools

Allandale students are assigned to several different schools within Austin ISD including Gullet (K-5) or Wooten (K-5) Elementary, Burnet (6-8) or Lamar (6-8) Middle and Lanier (9-12) or McCallum (9-12) High School. The diversity of performance metrics across these elementary, middle and high schools vary and homebuyers are encouraged to ask their Realty Austin Agent for more specific details on student assignments.

Allandale Neighborhood Video

Allandale sits north of 45th Street, south of Highway 183, west of Lamar, and east of Loop 1.  Most people are not aware that a section of Allandale was called the air conditioning village.  There was a group of engineers that resided here that collaborated with the University of Texas and a couple of commercial and residential builders to start central air conditioning in a section of homes in Allandale.

The typical home styles in Allandale range from the 1950s ranch style one story to the traditional two-story homes and also we have a couple of modern homes in the neighborhood.  Allandale is popular because of its proximity to downtown.  It takes about eight minutes to drive downtown from here.  The Allandale neighborhood also participates in a lot of local and city activities.  For example, there’s currently tree planting that is going on.

The neighborhood also has an elementary – a popular elementary school named Gullett Elementary.  It also hosts Lamar Middle School and McCallum High School.  McCallum High School is becoming very popular due to its new arts center that’s currently located off of 2222, which is also called Koenig Lane.

Allandale also has several retail shops that are close by.  Restaurants that are close by also include the original Kolache Shoppe.  It’s got Cover 3 and Bartlett’s nearby and also, there’s the famous Alamo Drafthouse that is within walking distance to the north side of the Allandale neighborhood.

The home prices have stayed steady and stable throughout the years in Allandale, even in a down market.  One of the most popular things about Allandale neighborhood is that it has Northwest Park.  Northwest Park has a pool, tennis courts, basketball, baseball, and a playground area for the children.  I invite you to consider Allandale if you’re thinking about moving into central Austin.  It is a great neighborhood, it is a great location, and it’s got reasonable prices compared to some other pockets in central Austin.
