Very few agents specialize in buyers-only representation, making David’s practice a bit rare. Throughout his thirteen year career, David has dedicated himself to serving buyers only. His wife and business partner, Cyndi, is a broker-agent and works with sellers in marketing their homes.

While other agents are busy marketing their Seller’s homes and themselves, David, with his buyer-centric focus, is out showing property and developing superior market knowledge all over the Austin metro area. This experience is invaluable when consulting with his out-of-town clients who know nothing about Austin and are looking for the right location, based on their unique set of complex logistical, lifestyle and budget requirements. David helps them locate the best specific neighborhoods and homes that fit a lifestyle they will truly enjoy for years to come. The buying experience for his clients is efficient, low-stress and even fun, as it should be.

David has helped individuals and families from all over the United States relocate to neighborhoods in Lakeway, Dripping Springs, South Austin, North Austin, Round Rock, Cedar Park, Liberty Hill, Point Venture, Lago Vista, Barton Creek, Old Enfield, Balcones, Hyde Park, Spicewood, Dripping Springs, Downtown, and almost every other part of Central Texas, west of Interstate 35, including multiple waterfront homes on Lake Travis and Lake Austin.

David is a strong advocate for his clients; he takes his fiduciary duty to them very seriously, and he is a big believer in the importance of having a seasoned, professional, buyers-only representative as a trusted ally throughout the entire home-buying process. This includes effective, aggressive, negotiations and hands-on involvement in the escrow process all the way through closing

David’s educational background includes a National Merit Scholarship in High School, a BS in Mechanical Engineering and an MBA. Prior to becoming a buyer’s agent, he worked for over twenty years in the field of industrial sales to fortune 100 high-tech companies such as Intel and Hewlett Packard, selling industrial robots, high-purity gas valves and fittings, clean-room mini-environments and other industrial capital equipment.

David is a native Texan and has been a resident of the Austin area since 2000. He enjoys acting in community theater productions in Austin and Lakeway and is the featured male vocalist with The Republic of Texas Big Band. He also had the pleasure of singing as a substitute with the Tommy Dorsey Orchestra on their 2017 tour of Texas.

My husband and I recently purchased our very first home in Lakeway, Texas. We moved here cross-country from Chicago in late January (great timing, right?) and knew we wanted to live in the Lake Travis area. Moving completely sucks we all know ... however, David and his entire family were incredibly helpful in making our transition a positive and memorable experience. Not only were we new to the area but we had never before purchased a home. David served as a trusted advisor on both fronts. He was always very patient with us, helped educate us in the process, and was a joy to work with. The whole Cummings family pitched in at some point which I thought was pretty awesome. We never felt like we were being overlooked and always were accommodated. I was VERY picky with what I wanted in a home, asked to see dozens of houses, and had endless questions; David always remained patient and really just helped to guide Scott and I to our dream home. We are so happy with our 1st house and David really helped to make this such a great experience! If you are looking for a realtor who is very personable, friendly, patient, well educated, trustworthy, and genuine ... David is your guy :)

My husband and I met David during an open house in 2011. We weren't sure what neighborhood we wanted to buy a house in yet, so we were just 'browsing'. David was helpful and we traded contact information. He kept in touch with us over the next year without being pushy. I found it rare to meet someone in sales who was so patient. So when we were finally ready to buy and set up appointments to see houses, he was our man.

He took us to see houses in every neighborhood and offered expertise and guidance on all of them. When we went to look at a dreamy house in the Old Enfield neighborhood near downtown Austin, he called our attention to the rare find. It was an incredible value in 2012 when we bought it, and it has almost doubled since.

Our family has also grown since then, so we are looking again for homes with David :). We highly recommend him.

We moved to Austin 4 yrs ago for a job assignment. David's info was given to us by another couple who had recently relocated to the area. We knew nothing about Austin. David was very patient with us as we probably looked at over a 100 houses all over Austin to really try to find a house and neighborhood we liked. Not knowing anyone and not having family around he also had no problem with us bringing along our young kids for these visits. He would often help us entertain them as we walked around houses. Most importantly David was very knowledgeable of the whole process and we felt he was really looking out for us as we made multiple offers and negotiated on our eventual dream home.

David took the time to get to know us and find something we really loved. Knows the Austin area really well.

Lake Travis was our destination and we knew no one in the area. A friend helped me find the right "buyer’s agent" for our house hunt. We interviewed several realtors and ultimately decided that David was the best fit for us. We chose well!

David was professional, very thorough, knowledgeable and accessible. He combined all of that with an affable demeanor and pleasantness that we had never encountered in a real estate agent. Previously, we had purchased five different homes; none of those experiences were as easy as the purchase of our current home, which was by far the most complicated contract. David made sure that we were getting the right property for our family. When our first choice didn't work out, we were close to compromising on a different property, with his expert guidance; we were able to avoid making a mistake and ultimately were able to get into our dream home.

I can tell you with confidence that David's approach is exactly what is needed when searching for your new home.
