Where exactly is Western Oaks located?

Western Oaks is located in Southwest Austin, just west of Mopac and south of William Cannon to Slaughter.

What is the average price of the homes in Western Oaks?

Prices range from the $200’s to the $400’s, with the average being $260,000.

What is the average age of the homes?

Development in Western Oaks began in the late 1970’s and was completed around 2003, so the average home is about 14 years old.

What is the average size of the homes?

The average home in Western Oaks is about 2,150 square feet, with sizes ranging from 1,300 to over 3,500 square feet. This is a great range for many residents, because they can move up to a larger home if needed, without leaving the neighborhood.

How long do homes stay on the market?

The average home in Western Oaks is on the market just over a month. This average is low because so many homes sell in just a few days.

Why do residents choose to live in Western Oaks?

There are many reasons residents call Western Oaks home. Western Oaks has great access to Mopac from William Cannon and Davis Lane, so it is an easy commute to downtown. It is located in Southwest Austin and is also an easy commute to large employers like AMD and Freescale.

What are some of the negatives of living there?

In the past, there haven't been many amenities nearby, but over the last few years, developers have built restaurants, gyms, and shops that are very convenient to the area.

What are the public schools like in Western Oaks?

Western Oaks has some of the best schools in Austin. Its elementary schools are Joe Dan Mills Elementary and Patton Elementary. Mills received an exemplary rating for 2007 and 2008. Middle school students currently attend Clint Small Middle School. Southwest Middle School is under construction and is scheduled to open in August 2009. Boundaries will be set early this year, and they will likely impact parts of Western Oaks. Older students attend Austin or Bowie High School.

How close are the school?

Mills Elementary is in walking distance for most residents of Western Oaks, and Patton Elementary is just a few miles away. Clint Small Middle School is located just across the soccer fields from Patton. Bowie High School is just a few miles away from the neighborhood, and Austin High School is located downtown.

Are there any private schools nearby?

There are several private schools within a short drive from Western Oaks.

Are there any pre-schools nearby?

Western Oaks is surrounded by several pre-schools, which fill up fast.

What kind of amenities are offered?

There are several City of Austin Parks in the area. Dick Nichols offers a pool, basketball and tennis courts, playing fields, sand volleyball, a picnic area, a playground, and a concrete trail. Circle C Ranch Metropolitan Park on Slaughter Creek offers soccer fields, hike and bike trails, a playground, a basketball court, and sand volleyball courts. In addition to the other parks, we have the Veloway, a 3.17-mile, paved, bike and rollerblade trail in a secluded area of Slaughter Creek Metropolitan Park. There are also great baseball and soccer leagues in the area for kids. For those who enjoy golf, Grey Rock Golf Course Club is just a few miles away.

Streets with homesites that back to the greenbelt are always popular.

Where do people go out to eat?

A lot of families enjoy Waterloo because it has a playground for kids to enjoy. There are also great restaurants like Chuy’s, Nuevo Leon, and Satellite Café.

Where do people shop for groceries?

Most people in Western Oaks shop at the nearby HEB, which is a hybrid between a regular HEB grocery store and a Central Market.

Where do people workout?

Lifetime Fitness is the newest gym in the area, and it has everything from indoor/outdoor pools with water slides to basketball, racquetball, and a rock wall. Western Oaks residents also enjoy running or cycling on area trails.

What kind of organized sports are offered?

You can find everything from baseball, football, and soccer to swimming. There are also great dance, gymnastic, and tea kwon do programs, and a variety of other activities.

What is the traffic like when commuting to downtown?

Like anywhere in Austin, you will hit traffic during rush hours. However, even during rush hour, the commute is not too bad. It takes about 20 to 30 minutes on typical days.

How long does it take to drive to the airport?

It is about a 20-minute drive from Western Oaks to ABIA.

What makes you an expert in Western Oaks?

I live with my family in Western Oaks, and I have actually owned two homes in the neighborhood. My children attend Mills Elementary and I am active with the school and Austin ISD. My kids participate in community sports and activities, and I have lived in the area for over 10 years. I have seen a lot of positive growth here. It is one of the best neighborhoods in Austin!
