Where exactly is Loma Vista located?

Loma Vista is located in Southwest Austin, adjacent to Circle C and Western Oaks. The Heights of Loma Vista is full of great homes with an average lot size just under a quarter of an acre. Now, for those who want more space, the Estates of Loma Vista are on an acre or larger lots.

What is the average price of the homes in Loma Vista?

Prices range from the mid-$300’s to the $600’s, with the average being $420,000.

What is the average age of the homes?

Loma Vista is a fairly recent development where the average age of the homes is just a few years old.

What is the average size of the homes?

The average home is about 3,400 square feet.

How long do homes stay on the market?

Why do residents choose to live in Loma Vista?

There are many reasons residents call Loma Vista home. Loma Vista is located in Southwest Austin and is an easy commute to large employers like AMD and Freescale. It is also a short drive to downtown Austin. Families love the location because of the great schools, parks, and hike and bike trails.

What are some the negatives of living there?

A negative in the past has been a lack of amenities in the area, but a number of restaurants, gyms, and shops have been added over the last few years that are very convenient to Loma Vista.

What are the public schools like?

The schools for Loma Vista are among the best around. Students here attend Joe Dan Mills Elementary, which earned an Exemplary rating from the Texas Education Agency in 2007 and 2008. The current middle school is Clint Small, and Southwest Middle School is under construction and scheduled to open in August 2009. New district boundaries will be set in early 2009 and will most likely impact Loma Vista. The High School is Bowie.

How close are the schools to Loma Vista?

Mills Elementary is in walking distance for most residents. Clint Small is a few miles away. If Loma Vista is within the boundaries of the new Southwest Middle School, then it will be within walking distance. Bowie High School is just a few miles away from the neighborhood.

There are many private schools within a short drive from Loma Vista.

Are there any pre-schools nearby?

Loma Vista is surrounded by several pre-schools, but they tend to fill up quickly.

What kind of amenities are offered?

There are a number of City of Austin Parks in the area, as well as great baseball and soccer leagues for kids. At Dick Nichols Park, residents can enjoy a pool, basketball and tennis courts, playing fields, sand volleyball, a picnic area, a playground, and a concrete trail. Circle C Ranch Metropolitan Park offers soccer fields, hike and bike trails, sand volleyball courts, a playground, and a basketball court. There is also the veloway, a 3.17-mile, 23-foot wide paved trail that winds through the scenic Slaughter Creek Metropolitan Park. Walkers and runners are prohibited, but the trail is a great escape from traffic and noise for bicyclers and rollerbladers. Golfers in Loma Vista enjoy Grey Rock Golf Course Club, which is just a few miles away.

Anything that backs to the greenbelt is popular.

What are the most popular neighborhoods?

The Estates of Loma Vista is the most popular neighborhood because of its acreage lots.

Where do people go out to eat?

Waterloo is big favorite with families because it has a playground for kids. There are also great restaurants like Nuevo Leon, Satellite Café, Chuy’s, and Cheddar’s.

Where do people shop for groceries?

The nearby HEB grocery store was built a few years ago and has been a great addition to the area. HEB spent a year designing this store, which is a hybrid between a regular HEB and the company's higher-end Central Market brand.

Where do people workout?

Many people enjoy running or cycling the trails in the area or going to one of several neaby gyms. Lifetime Fitness is the newest gym around, and it offers indoor/outdoor pools, basketball, racquetball, and a rock wall.

What kind of organized sports are offered?

You can find everything from soccer, baseball, and football to swimming, dance, gymnastic, tea kwon do and other activities.

What is the traffic like when commuting to downtown?

You can be downtown in minutes via MoPac. Like anywhere else in Austin, you will hit traffic during rush hours, but even then, the commute is not too bad.

How long does it take to commute downtown?

It takes about 20 to 30 minutes to get downtown on typical days.

How long does it take to drive to the airport?

The airport is about a 20-minute drive from Loma Vista.

What makes you an expert in Loma Vista?

I live with my family in Western Oaks, which makes Loma Vista my backyard. My children attend Mills Elementary and I am active with the school and Austin ISD. My kids participate in many community activities, from Girl Scouts to Tae Kwon Do to baseball. I have lived in the area for over 10 years and have seen a lot of positive growth here. It is one of the best neighborhoods in Austin!
