The following is an interview with Tom Thornton, Travis Heights real estate expert.

Where exactly is Travis Heights?

The accepted boundaries are Riverside Drive (north), IH-35 (east), Oltorf Street (south), and South Congress Avenue (west). That said, sellers near Travis Heights often claim to be in the neighborhood to boost exposure!

What is the average price of the homes?

Small, single-family homes begin in the low $300's and prices can range as high as $1.2 million.

What is the average age of the homes?

Some of the homes in Travis Heights are nearing 100 years old! There are homes from the 1910's and quite a few from the 30's and 40's in the neighborhood. Many homes are bungalow style, and residents often update these residences with modern fixtures, appliances, and heating and cooling systems.

What is the average size of the homes?

Although the neighborhood has a considerable range of sizes, most homes in Travis Heights range from 1,000 to 2,500 square feet.

How long do homes stay on the market?

In the last year, homes have stayed on the market an average of 60 days in Travis Heights. The homes at the lower end of this price range often move faster. If you're interested in the neighborhood, it would be wise to sign up with a Realty Austin agent for weekly listings and price reductions.

Why do residents choose to live in Travis Heights?

Location! The area is close to Lady Bird Lake, Downtown, South Congress Avenue, and most of the city's arts and cultural venues. Travis Heights is great for those who want a neighborhood feel but also desire access to restaurants, bars, and local retail.

What are some negatives of living in Travis Heights?

In a word: price. The land values in Travis Heights are quite high due to the neighborhood's great character and proximity to Austin's attractions. Some potential buyers also feel that the lot sizes are a bit small, although others love the idea of a Central Austin area filled with attractive bungalows and would argue this!

What are the public schools like?

Travis Heights is located in the Austin Independent School District. While you should always check boundary lines before you buy, most homes in the neighborhood are served by Travis Heights Elementary, Fulmore Middle School, and Travis High School. While most parents are pleased with the quality of Fulmore and Travis High, the elementary school has had some problems in recent years and was rated "unacceptable" by the Texas Education Agency for the 2007-08 year. This is obviously a concern for some potential buyers.

How close are the schools?

Travis High School is on the southern border of the neighborhood, on Oltorf Street. Travis Heights Elementary and Fulmore Middle are both located in the southwest corner of the neighborhood.

Are there any private schools nearby?

St. Ignatius Martyr School provides grades pre-K to 8th grade. San Juan Diego is a Catholic High School with grades 9 through 12. Austin Montessori School and City School are other nearby choices for elementary and middle school private education.

Are there any pre-schools nearby?

Montessori House of Children and St. Ignatius Martyr School offer pre-school programs.

What kind of amenities does Travis Heights offer?

Stacy Park and Wading Pool is a highlight of the neighborhood. It has a large swimming pool, plenty of picnic areas, and biking and jogging trails. South Austin Recreation Center is only 2 miles away for those who want a basketball court or sports field. The north end of Travis Heights also borders Austin's Lady Bird Lake and the hike and bike trail that surrounds it.

What are the most sought after streets?

Most streets in Travis Heights are well-maintained and desirable. The exceptions are usually the borders of the neighborhood; IH-35, Riverside Drive, and Oltorf are all busy, heavily-used roads with attendant noise issues. The South Congress border is less of a concern, as the shopping and food available are attractive to residents. Streets surrounding Stacy Park are also attractive to renters and buyers alike.

Where do people go out to eat?

Popular spots include The Woodland (comfort food), South Congress Cafe (upscale American), Guero's (Tex-Mex), Vespaio (Italian), and Homeslice Pizza. Jo's Coffee is also a popular haunt for drinks and snacks.

Where do people shop for groceries?

For specialty items, local boutique grocers Cissi's Market and the Farm To Market Grocery on South Congress Avenue are convenient stops. There's also a nearby H-E-B for regular shopping at South Congress and Oltorf, and the flagship Whole Foods Downtown is less than 3 miles away, at Lamar and 6th.

Where do people workout?

For personal training, Workshop Fitness is a popular choice. For dance classes and yoga, NiaSpace is the closest bet. For a large, chain-type gym, Gold's Gym and Pure Austin are each around 2.5 miles from Travis Heights.

What kind of organized sports are offered?

South Austin Recreation Center on Cumberland Road is a great spot to find pick-up games and recreational leagues for basketball, volleyball, and flag football.

What is the traffic like when commuting to downtown?

Downtown commuters can use South Congress Avenue to avoid the delays of IH-35. So, it's actually not bad at all.

How long does it take to commute downtown from Travis Heights?

Travis Heights is only 2 miles from downtown, so it's great for people who work in that area. It's a 7-minute drive, and bus routes are also available.

How long does it take to drive to the airport from Travis Heights?

Travis Heights is quite close to Austin-Bergstrom — it's roughly 10 miles and 15 minutes away.
