Where exactly is Bouldin Creek located?

The neighborhood sits directly South of downtown Austin. The borders are Town Lake to the north, Oltorf Street to the south, South Congress Avenue to the east, and South Lamar to the west.

What is the average price of the homes?

The average price in 2008 was roughly $378,000, and the median price was $340,000. Most homes in Bouldin Creek sell in the $250,000 to $450,000 range, though the largest homes in the area have sold for over $1 million.

What is the average age of the homes?

Some homes in this neighborhood date back as far as the early 1920's. Many of the homes were constructed between 1930 and 1955. There are also a select number of new construction homes and complete remodels in the neighborhood.

What is the average size of the homes?

Homes in Bouldin Creek range from 750 to 3,500 square feet. The median size is approximately 1,250 square feet. Many homes are built in an older, bungalow style. There are not many homes larger than 2,250 square feet in the neighborhood, so keep this in mind when considering this area.

Fulmore Middle School is also quite close, and is just a block from the neighborhood's southeast corner. Travis High School is about a mile east of the neighborhood near IH-35 and Oltorf.

Are there any private schools nearby?

Montessori House of Children, San Juan Diego Catholic High School, St. Ignatius Martyr School, The Khabele School, Redeemer City School, and Cathedral School of St. Mary are some of the many nearby private school in the area.

Are there any pre-schools nearby?

Several of the private schools offer Pre-K programs. Other options include Starbright Preschool, St. Mark's Episcopal Day School, and Faith United Methodist Preschool.

What kind of amenities does Bouldin Creek offer?

Guerrero Park, Dawson Park, and the West Bouldin Creek Greenbelt are popular area parks. You can also walk to the Lady Bird Lake hike-and-bike trail. There is also a popular public 9-hole, Par 3 golf course (Butler Pitch And Putt) at the northwest corner of the neighborhood.

You can hear live music at big venues like Auditorium Shores and The Long Center as well as neighborhood spots like Jovita's and Threadgill's.

Where do people go out to eat?

Great local spots include Zax Pints and Plates, Threadgill's, Polvo's, Thai Fresh, Sugar Mama's Bake Shop, Wine House, Bouldin Creek Coffee House, Jo's Coffee, Vespaio, South Congress Cafe, and Texas French Bread. This may be the best casual restaurant neighborhood in the entire city.

Where do people shop for groceries?

There's an HEB grocery on the southeast corner of the neighborhood at Oltorf and South Congress. There's also a nearby Whole Foods grocery at 6th and Lamar downtown and some basic farmer's market-type items at both Thai Fresh and the Farm To Market grocery.

Where do people workout?

Nearby gyms include Pure Austin at 5th and Lamar and Gold's Gym. The hike and bike trail and the neighborhood streets and parks are also great free workout options.

What kind of organized sports are offered?

Try the nearby South Austin Recreation Center at 1100 Cumberland Road for basketball and tennis.

What is the traffic like when commuting to downtown?

Since no freeway driving is required, it's not bad. There is a lot of congestion on South Lamar and South Congress during rush hour, though, so allow 10 to 15 extra minutes if traveling at 8:30 AM or 5:30 PM.

How long does it take to commute downtown?

Since this neighborhood borders downtown, it's only a 5 to 7-minute commute to Congress Avenue.

How long does it take to drive to the airport?

It's only 20 minutes (and exactly 10 miles) to the airport from here.

What makes you an expert in Bouldin Creek?

I have worked with a number of buyers in the area, as it offers such a high quality of life that many people inquire about living here.
