Barton Hills Neighborhood Information

The following is an interview with Tom Thornton, Barton Hills real estate expert.

Where exactly is Barton Hills located?

Barton Hills is located just Southwest of Downtown Austin. The basic boundaries are Zilker Park and MoPac on the West, South Lamar on the East, Gus Fruh Park on the South, and Barton Springs Road on the North.

What is the average price of the homes?

Though tear-downs can appear in the $200,000's, most single-family homes in Barton Hills range from $300,000 up to around $800,000. The average sale price is around $475,000 at present. There are also condominiums in the area priced from around $150,000 to $500,000.

What is the average age of the homes?

Though some homes in Barton Hills were built as early as the 1930's, most homes in the neighborhood were built from the late 50's to the mid 70's. There are also a number of new construction homes built on older "tear-down" lots in the neighborhood.

What is the average size of the homes?

Many homes in this neighborhood are in the 1,500-2,000 square foot range. There are also some select larger residences.

How long do homes stay on the market?

Not long! The average home stays on the market about six weeks, but over half of Barton Hills listings sell in 30 days or less. If you see a listing you're interested in, please call us promptly.

Why do residents choose to live in Barton Hills?

The proximity to both Downtown and the Zilker Park area make Barton Hills perhaps Austin's most conveniently located neighborhood. Barton Springs, Lady Bird Lake, and the Hike and Bike Trail are all nearby.

What are some the negatives of living in Barton Hills?

Since the homes in this neighborhood are older, lot sizes tend to be smaller - thus, your neighbors will be closer! Land costs are also relatively high due to the proximity to downtown. Other than that, there aren't many negatives.

What are the public schools like?

Barton Hills is serviced by the Austin Independent School District. Students attend either Zilker or Barton Hills Elementary, while O. Henry Middle School and Austin High School serve the whole of the neighborhood. Both elementary schools earned a "recognized" ranking from the TEA for the 2007-08 school year. The middle and high schools were both ranked "acceptable" but were not given any distinctions this year.

How close are the schools?

Austin High School is located just across Lady Bird Lake at 1st Street and Stephen F. Austin Drive, about a mile from the North end of the neighborhood. O. Henry Middle School is located in Tarrytown at West 10th St. and Exposition, around 2 miles from the Northwest corner of Barton Hills. Both elementary schools are located within the neighborhood itself.

Are there any private schools or pre-schools nearby?

Nearby private schools include The Khabele School (6th to 12th), St. Ignatius Martyr School (Pre-K through 8th), Austin Montessori School (Pre-K through 9th) and Parkside Community School (Montessori through 6th).

What kind of amenities does Barton Hills offer?

Area amenities include Zilker Park, Barton Springs, and the hiking and swimming of Gus Fruh Park. The area is also close to Lady Bird Lake and Lake Austin for water activities. Nearby golf courses include Lions Municipal ($18-20), Hancock ($18-19), and Butler Pitch and Putt ($7).

Are there any organized community groups or community activities?

The Barton Hills Neighborhood Association is the primary community group for the area and is quite active, with clean-up days, parades, and other activities.

What are the most sought after streets?

The neighborhood is very consistent, but many residents prefer its west side due to the hills and respite from the South Lamar traffic.

Where do people go out to eat?

Barton Springs Road has a great number of choices, including Chuy's (Tex-Mex), Uncle Billy's (BBQ and Microbrew), Green Mesquite (BBQ), Austin Java (Coffee and American Food), and Shady Grove (American and Tex-Mex). Sushi hotspot Uchi is also nearby, as are some great takeout spots like Lulu B's (Vietnamese) and Flip Happy Crepes.

Where do people shop for groceries?

There's a Sun Harvest market on the southern end of the neighborhood for convenience, and for gourmet groceries, a Central Market about two miles south on South Lamar. The flagship Whole Foods is also about 1.5 miles north at 5th and Lamar.

Where do people workout?

Many choose to take advantage of the neighborhood's quiet streets and the proximity to the hike and bike trail for jogging and cycling. Nearby gyms include Pure Austin at 5th and Lamar and Gold's Gym.

What kind of organized sports are offered?

The South Austin Recreation Center at 1100 Cumberland Road is a great place to start. Soccer, basketball, track, tennis, and dance team lessons are available seasonally for children.

What is the traffic like when commuting to downtown?

Since you can avoid freeways, it is usually manageable, but as with any major cities, busy intersections back up during rush hour.

How long does it take to commute downtown?

Barring a traffic jam, it only takes 10 minutes to reach downtown from Barton Hills.

How long does it take to drive to the airport?

You can reach the airport in about 20 minutes, and there is rarely traffic once you reach Ben While Boulevard, though you may encounter some on South Lamar.

What makes you an expert in Barton Hills?

I regularly work with buyers in the Barton Hills area, and my family and I frequent the Zilker Park and Barton Springs Road areas for walking, eating out, and entertaining. I am very familiar with the market in this neighborhood and would be pleased to help you.
