The following is an interview with Kathy and Winona, Jester Estates real estate experts.
Where exactly is Jester Estates located? Jester is hidden treasure located in northwest Austin near the intersection of Capital of Texas Highway (360) and RR2222. It's nestled in the hills surrounded by Balcones Canyonland Preserve on three sides. It's a short drive to the heart of downtown Austin, Lake Austin, Lake Travis and area shopping.What is the average price of the homes in the neighborhood? The prices range from the high $300's to $1,000,000 with the average home selling between $425,000-$650,000.
What is the average age of the homes in the neighborhood? Most of the 900 homes in Jester Estates were built between the early 1980's -the early 2000's. You'll find homes that were built by high-end production builder's (like Brighton and Jim Rado/Weekley) as well as custom builders. Like most neighborhoods, there are several different section names - Jester Estates, Jester Point and Canyon Ridge.
What is the average size of the homes? The homes range from 1800-over 5000 sq feet, with most homes in the 2800-3500 sq foot range.
How long do homes stay on the market? In the spring 2009 (based on the previous 6 months sold data), the average days on the market was 64 days, with many homes selling in less than 30 days.
Why do residents choose to live there? Jester Estates is an extremely quiet community with incredible hill country views, spaces to enjoy nature and it's just a short drive to downtown. Neighbors participated in the City of Austin's Green Neighbor program and were awarded only the second “Green Neighborhood" status. There are 92 yards certified as wildlife habitats in this community! Jester is also one of those wonderful neighborhoods where you'll find playgroups, an Easter egg hunt and many opportunities to be active with your neighbors. Jester Club has a club house, wonderful playscape, tennis and basketball courts and a great pool.
What are some the negatives of living in the neighborhood? It’s difficult to think of a negative for this area. One of the few drawbacks is that you must travel outside the neighborhood for a large grocery store. Although there are great restaurants and convenience shopping at the bottom of the hill at 2222 (Jester Village) and shopping just a few minutes away from the neighborhood (Arboretum), you probably aren't going to walk or ride your bike to these locations.
What are the schools like? The public schools are blue ribbon Hill Elementary, Murchison Middle school and Anderson High School. Parents and children alike are enthusiastic about these Austin ISD schools. St. Theresa's Catholic School is a private school serving children from pre-k through middle school. The Children’s Center of Austin is a preschool on Jester Blvd. at 2222.
How close are the schools? The public schools are a short 10 minute drive to the east, in the Northwest Hills neighborhood. St. Theresa's is also about a 10 minute drive along 2222.
What kind of amenities does the neighborhood offer? In addition to the wonderful Jester Club (http://www.jesterclub.org/), there is easy access to nature hikes in Balcones Canyonland Preserves and along Bull Creek.
Are there any organized community groups in Jester Estates? There is an active home owners association and a great newsletter called the Jester Warbler (named after a bird found in the preserve). There are community Easter egg hunts, Halloween events, a 4th of July parade, and even a neighborhood garage sale. The annual King of Jester bike race up the steep hill on Jester Blvd. is another crowd pleaser. The newsletter is the best source for upcoming events. http://www.jesterneighbors.com/
What are the most sought after streets in the neighborhood? The lots on the canyon are sought after for the views, but because of the way Jester was designed, you'll find many cul-de-sacs, coves and circles, providing private streets with low traffic. Although the neighborhood is extremely quiet, the "busier" streets are Jester Blvd, Beauford and Lakewood.
Where do people go out to eat? Jester Village is at the corner of 2222 and Jester Blvd. There is a fabulous Italian restaurant, Bellagio as well as a great Asian Restaurant, Bamboo. Just across the intersection of 2222/360, is Waterloo Ice House (with a great outside play area for the kids) and another upscale Italian Restaurant, Siena.
Where do people shop for groceries? There is a smaller convenience store, called Jester Market in Jester Village. Other larger grocery stores including Randall’s, Whole Food and HEB are less than 10 minutes away.
What is the traffic like when commuting to downtown and how long does it take? Traffic is heaviest between 7-8:30 and 5:30-6:30. It usually takes around 20 minutes to get to downtown Austin, but can take 30 minutes or longer is there is heavy traffic.
How long does it take to drive to the airport? The airport is approximately 20 miles from Jester and will take 25-40 minutes depending on traffic.
What makes you a Jester Estates real estate expert? We've sold homes in Jester Estates for over 15 years. Over those years, we've worked with clients who have designed their home with custom builder, worked with the production builders and we've sold multiple resale homes.
