Lake Austin is home to some of the most sought-after real estate in the Austin area. Homeowners in this area love the luxury of living near beautiful Lake Austin, with its great entertainment options, restaurants with lake views, and a variety of recreational water activities ranging from fishing to kayaking. Students of the Lake Austin area are served principally by the Austin Independent School District, although some parts of the Lake Austin neighborhood fall within the purview of the Eanes, Leander, and Lake Travis independent school districts.

The flagship high school of Austin ISD, Austin High School, uses an innovative curriculum and community collaboration to assure all students develop academic, social, and workplace skills. Austin ISD schools are competitive in athletics and academics with strong student goal-setting and encouragement of extracurricular activities.

Lake Austin makes up one part of the chain of Highland Lakes running through Central Texas. Real estate near Lake Austin Blvd offers the joy of this gorgeous body of water with great hillside views, nearby water recreational activities, and scenic landscapes. The easily accessible natural amenities make this region a jaw-dropping and stunning place to call home. You’ll live close to many of the most popular West Austin attractions, which include great shopping, eating, and entertainment. Coveted West Austin neighborhoods like Tarrytown, Westfield, and Balcones Park are some of the most highly sought-after communities in Central Texas.

Nearby recreation includes Lake Austin, Lions Municipal Golf Course, Red Bud Isle, the Austin Country Club (home to the UT Golf team), Mayfield Park and Nature Preserve, Bright Leaf Preserve, Johnson Creek Greenbelt, Deep Eddy Park, Mt. Bonnell, and Laguna Gloria.

Lake Austin is one of the finest bodies of water here in Central Texas.  The lake is 22 miles long and heads all the way from downtown just to the banks of the shores of Lake Travis.  Housing styles on Lake Austin vary quite a bit.  You do have older homes in the Westlake Area however most of the homes are going through a big transformation due to the cost of homes on Lake Austin so you will find newer, Spanish Colonial-style homes all the way down to your Contemporary homes.  The price point of Lake Austin has increased greatly over the last several years due to the fact that we’ll not create any more waterfront here on Lake Austin and it has been one of the most desirable lakes in Central Texas.  

Square footage does range on Lake Austin although you do find a majority of the homes that they try to match the amount of square footage so most of your homes range from 4,000-square-feet-plus.  Lake Austin falls underneath some great, exemplary school districts being Eanes, Leander, and even parts of Austin ISD.  Even though not all of these districts are exemplary in themselves, most of the campuses that are around Lake Austin fall in the exemplary status.  Some of the top high schools in the area are Westlake and Vandegrift High School.  There are a number of amenities out here on Lake Austin.  

We have boating obviously, a lot of marinas, paddle boarding, jet skis, waterskiing.  You also have a Lake Austin Spa, which has been rated by Condé Nast as one of the top spas in the country.  There are also a lotta great parks along the Waterfront.  Going down to City Park, Emma Long State Park and a lotta places even if you don’ t have a boat that you can come and enjoy and there’s also one of the finest country clubs here in Austin right on the banks of Lake Austin, which is the Austin Country Club, one of the finest golf communities and some of the finest golf holes you’ll find so Lake Austin is dammed up as you get to downtown and that becomes Lady Bird Lake, one of the finest parks down there.  You can enjoy it any time of the day or evening.  It’s the hike-and-bike trail on Lake Austin and then you still are pretty close to the 2nd Street District for either food or shopping.  

We do have some great restaurants here on Lake Austin.  From one end we have Hula Hut, Mozart’s and Abel’s On The Lake and then we do have a bit of a span that takes you to Ski Shores round the banks of City Park and Emma Long State Park that offers you just some great dining by either land or by lake.  What makes Lake Austin unique from the other lakes here in Austin is that you are on a constant body of water, which means that the water’s never gonna come up or down and as you can see over the last couple of years, in Central Texas with our draughts, that has been a concern on some of our lakes.  One of the nicest things on Lake Austin is you are directly from shoreline to water, which means you come out your back door and you can jump in the lake and it lets you use the water much more frequently and enjoy it as a family.  The main reason why people choose Lake Austin over several of the other lakes is you are very close to downtown so you can live the Lake Lifestyle and be downtown within a matter of minutes.

The Lake Austin area is often referred to as the cluster of neighborhoods surrounding Lake Austin east of Capital of Texas Highway 360, north of Bee Cave Rd, south of RM 2222, and east of North Quinlan Park Rd. The Lake Austin neighborhood borders the Lake Travis, Lakeway, Westlake, and Steiner Ranch areas. Due to its proximity to Downtown Austin and its location along the beautiful, cliff-lined lake, Lake Austin real estate is very highly sought after.
