The following is an interview with Tom Thornton, Mueller real estate expert.Where exactly is Mueller located?
Mueller (pronounced Miller) is just northeast of downtown Austin. The current boundaries are I-35 on the West, Manor Road on the East, Airport Boulevard on the South, and 51st Street on the North.What is the average price of the homes?
Single-family homes range from around $225,000 to well over $500,000. Loft condos can be purchased from the $150,000’s up to around $400,000. Townhomes and rowhouses are also available in the $240,000 to $350,000 range.What is the average age of the homes?
All homes and condos in Mueller are currently new, as this is a master-planned community built from the infrastructure up. The first homes were completed in 2007.What is the average size of the homes?
Homes in Mueller range from 1,400 to 3,600 square feet. The average size is around 1,900 to 2,000 square feet.How long do homes stay on the market?
Many phase one homes in Mueller were sold via a lottery, though more lots have now become available. Some high-end builders have spec homes available, while phase two homes at Mueller are being built by contract only. This is good for buyers who are flexible with move schedules, because they can help choose the finish out and detail work in their homes.Why do residents choose to live there?

As Tom Petty said, “the waiting is the hardest part.” Many of the area’s benefits are forthcoming, but have not yet been completed. For example, there are plans for a new elementary school, but the bond won’t be passed until more residents move into the area.What are the public schools like?
This area is serviced by the Austin ISD. About half of the neighborhood attends Maplewood Elementary (rated Acceptable by the Texas Education Agency), Kealing Middle School (rated Acceptable), and McCallum High School (rated Acceptable). The other section currently attends Blanton Elementary (rated Recognized by the TEA), Pearce Middle School (rated Academically Unacceptable), and Reagan High (rated Academically Unacceptable). There are plans for an elementary school within Mueller itself, but ground has not broken yet.How close are the schools?
Maplewood Elementary is just a half-mile south of the neighborhood, while Blanton Elementary is around a half-mile north. Kealing Middle School is roughly 3 miles south of Mueller. McCallum High School is around 3 miles northwest of Mueller, while Reagan High is around 1.5 miles north of the development.Are there any private schools nearby?
Hope Lutheran School, Peace Academy, and Mt. Sinai Christian Academy are all very close to Mueller. Other area options include The Griffin School and Concordia Academy.Are there any pre-schools nearby?
Many parents of toddlers use the Stepping Stone daycare located near the Dell Children’s Hospital. The Joyce Willett School Of Dance also has a twice weekly Mother’s Day Out program.What kind of amenities does Mueller offer?
Mueller already has over 2 miles of hike and bike trails built out, and this will eventually be more than 5 miles long. There will also eventually be nearly 75 acres of park and lake land in the area. The primary forthcoming park areas are Lake Park (30 acres, with a 6.5-acre lake, picnic areas, music venue, and fountains), Northwest Greenway (11 acres, with playscapes, pavilions, and shade trees), and Southwest Greenway (32 acres, with ponds, waterfalls, hedge mazes, and gardens). There are also 5 smaller neighborhood parks planned in different sections of Mueller.Are there any organized community groups or community activities?
The Mueller Neighbor Association has already formed, as has the Mueller Property Owner’s Association. Start here to get involved with the Mueller community.What are the most sought after streets?
The coveted spots at present are the ones closest to the neighborhood parks and the town center.What are the most popular neighborhoods?

Many of the Manor Road restaurants like El Chile, Hoover’s, Eastside Café, Mi Madre’s, and Vivo are popular with Mueller’s first residents.Where do people shop for groceries?
The HEB at Hancock Center, just west of I-35, is the primary grocery store for the area. There’s also a space reserved within the community itself for a grocery store (brand TBD) that will be developed once more residents enter the neighborhood.Where do people workout?
Aside from the hike and bike trails and the forthcoming sport courts, there’s a great 24-Hour Fitness nearby at Hancock Center.What kind of organized sports are offered?
There’s a YMCA on Ed Bluestein Blvd. just Northeast of Mueller for rec leagues, or you can try the City of Austin Recreation Centers: Dottie Jordan has tennis, basketball, and swimming, while Alamo has basketball, baseball, and volleyball.What is the traffic like when commuting to downtown?
If you use I-35, it can be quite busy during rush hour. That said, Mueller is so close to downtown, it’s easy to take neighborhood streets and avoid the freeway.How long does it take to commute downtown?
Mueller is only 3 miles from downtown, and no freeway driving is required. 10 minutes is a good estimate.How long does it take to drive to the airport?
Since Mueller is East of I-35, it’s an easy commute. Plan on 15 to 20 minutes tops.What makes you an expert in Mueller?
