La Ventana Neighborhood Information

The following is an interview with Michelle Jones, La Ventana real estate expert.

Where exactly is La Ventana located? La Ventana is located in Driftwood, near the intersection of FM 150 and Elder Hill Road. It is a premier, gated Hill Country community.

What is the average price of the homes? The average price in La Ventana is about $700,000. Homes typically start around $500,000 and go up to $1.3 million for larger estates.

What is the average age of the homes? La Ventana began construction in 2000. The average age of the homes is 3 to 4 years old. There is still plenty of room for new custom home construction, especially with Phase Two, The Preserve at La Ventana, making new acreage home sites available.

What is the average size of the homes? Homes in this neighborhood have an average size of about 4,000 square feet.

How long do homes stay on the market? The average time on the market for homes in La Ventana is about 126 days.

Why do residents choose to live in La Ventana? As you approach the neighborhood, there are beautiful pastures filled with Longhorn cattle. Turning into the dramatic entrance of La Ventana, you are greeted by herds of deer and antelope grazing under plentiful oak trees. The beauty and peacefulness of this Hill Country neighborhood is hard to beat. It is a gorgeous area with great views and awesome amenities.

What are some negatives of living there? The main thing is the distance from town. That can also be a positive feature, though!

What are the public schools like? The neighborhood falls on the border of Hays and Dripping Springs schools. One of the things we have discussed as a neighborhood is asking the school board to change the borders and include the entire neighborhood in Dripping Springs ISD.

How close are the schools? The schools are about 15 minutes away.

Are there any private schools nearby? The closest private school is St. Stephen's Episcopal School in Wimberley. It is about 11 miles away. Since La Ventana is only 9 miles southwest of Austin, the private schools in Austin are a viable option as well.

Are there any pre-schools nearby? There is Parkside Community School in Wimberley; it offers Pre-K and Kindergarten.

What kind of amenities are offered? The amenities in La Ventana are some of its best features. They include 3 resort-style pools with waterfalls and a large spa, a putting green area, horseshoes, a driving range, several beautiful stone patios for barbecuing, tennis courts, a basketball goal, and a sand volleyball court. The Clubhouse features a huge outdoor pavilion with outdoor fireplace and picnic benches. Inside is a gourmet kitchen, pool table and big screen TV, exercise rooms, 2 spas with saunas, and of course, full restrooms. The neighborhood is gated, and Flat Creek runs behind the Clubhouse, making a beautiful area breathtaking!

Are there any organized community groups or community activities? There is a pool and social committee, a moms' group, and a ladies' group.

What are the most sought after streets? It depends on whether you’d like to have horses or not. There are equestrian lots for those who enjoy riding and ranching, and then there are acreage lots for those of us who would rather enjoy the beauty of the animals from a safe distance!

What are the most popular neighborhoods? There is La Ventana, and then there is The Preserve at La Ventana, which the newest phase that has been developed recently.

Where do people go out to eat? My favorite is Mandola’s Winery. It's only a few minutes away and has an amazing Italian restaurant called Trattoria Lisina. It is a perfect place to wine and dine. Our other favorite is, of course, The Salt Lick. It is nationally renowned for its delicious BBQ.

Where do people shop for groceries? I usually go to the HEB in Escarpment Village in SW Austin. It's about 15 to 20 minutes away, and they have a large selection of Central Market items in addition to the regular HEB offerings. There is also a Starbucks, a video store, banks, and restaurants in the same shopping center.

Where do people workout? There are lots of walkers, runners, and bikers that enjoy the beauty of the neighborhood while working out, and for those who prefer equipment and a TV, there are 2 workout rooms in the amenity center.

What kind of organized sports are offered? There aren't many organized sports activities aside from the Pilates class I see at the Clubhouse.

What is the traffic like when commuting to downtown? Traffic is not a problem – that is one of the best things about living here!

How long does it take to commute to downtown Austin? It takes about 25 to 30 minutes via MoPac, depending on traffic.

How long does it take to drive to the airport? It takes about 40 minutes to get to the airport from La Ventana.

What makes you an expert in La Ventana? I live here and love it!
