West Campus/UT Neighborhood Information

The following is an interview with Tom Thornton, West Campus/UT real estate expert.

Where exactly is the West Campus/UT area located?

The area's southern border is MLK Blvd., and its northern border is 38th Street. The eastern boundary is I-35, while the western one is North Lamar.

What is the average price of the homes?

One-bedroom condos in the area begin at around $120,000, while two bedroom units start at around $170,000. Some larger units and luxury condos are available for up to around the $450,000 range. While a majority of this neighborhood is made up of condo residences, single-family homes are also available at prices ranging from $300,000 to $800,000.

What is the average age of the homes

Many of the condos in the West Campus area were built from the late 1960's through the early 1980's. There are also a number of new construction units available.

What is the average size of the homes?

Condos in the UT area range from 400 square foot efficiency units to 2,000 square foot, 4-bedroom layouts. The average condo size in this area is roughly 800 to 900 square feet.

How long do homes stay on the market?

Turnover is fast in this area, because a number of new students arrive each semester. The average condo only stays on the market about six weeks in the UT area, and nearly half of the properties on the market sell in under five weeks. If you see something you love, you should make an appointment promptly.

Why do residents choose to live in the West Campus/UT area?

Proximity to The University of Texas and downtown are the two primary reasons -- you can walk from this area to the campus as well as numerous restaurants, parks, and film and music venues.

What are some the negatives of living in the area?

If you'd prefer to avoid one of the largest college campuses in the nation, you probably shouldn't be looking here! Guest parking is also a big issue, as many streets are permit parking only, and with 50,000 students, the streets around the university are very crowded during the semester.

What are the public schools like?

This area is served by the Austin Independent School District. Students from many properties in the neighborhood attend Bryker Woods Elementary school (rated Exemplary by the TEA), O. Henry Middle School, and Austin High School. Some also attend Lee Elementary (also rated Exemplary), Kealing Middle School, and McCallum High. All schools were rated "academically acceptable" or above for the 2007-08 school year. Check your individual property before you purchase to make sure you're buying on a street with the correct schools!

How close are the schools?

Bryker Woods is just West of UT on Kerbey Lane. O. Henry is Southwest of UT in the Tarrytown area. Austin High is in the Downtown/Lady Bird Lake area on Cesar Chavez.

Are there any private schools nearby?

Nearby private schools include: Kirby Hall School (Pre-K to 12th), Huntington-Surrey High School (9th-12th), Concordia Academy (9th-12th), The Griffin School (9th-12th), Austin Jewish Academy (K-8th), and the Odyssey School for children with learning differences.

Are there any pre-schools nearby?

All Saints Episcopal School (Pre-K and K), The Montessori Center (Pre-K and K), and St. Martin's Lutheran School are three options worth a look -- and there are quite a few others.

What kind of amenities are offered?

Some things worth checking out are Hancock Golf Course (green fees: $19), Adams-Hemphill Park, and Eastwoods Park. Lady Bird Lake's Hike and Bike Tail is a short drive away as well.

Are there any organized community groups or community activities?

The North University Neighborhood Association serves the North portion of this neighborhood. University Area Partners also serves a portion of the community.

What are the most sought after streets in the area?

Many students simply wish to live as close to campus as possible, so streets like San Antonio, Nueces, Rio Grande, and Pearl are in consistent demand.

What are the most popular neighborhoods?

The West Campus area is where a majority of the undergrad students live, while the areas directly north of campus have a higher number of single-family homes.

Where do people go out to eat?

Popular casual options include Trudy's (Tex-Mex), Dirty Martin's (Burgers), Spider House (Coffee), Madam Mam's (Thai), and Pluckers (Wings/Sports Bar). There are a number of casual dining and chain spots in the area due to the proximity to campus.

Where do people shop for groceries?

There is a huge HEB grocery at Hancock Center on East 41st Street, as well as a Central Market for gourmet items at 38th and Lamar. There's also the membership-required Wheatsville Co-Op at 31st and Guadalupe.

Where do people workout?

Many students and community members use the excellent facilities at UT's Gregory Gym. Memberships are available to all active students, alumni, and a limited number of local residents. Castle Hill Fitness and Hyde Park Gym are other nearby options.

What kind of organized sports are offered?

Students have access to a wide variety of intramural sports through the University. Hancock Recreation Center is a good place to start when looking for golf events or neighborhood recreation leagues.

What is the traffic like when commuting to downtown?

The UT area is just a couple of miles north of downtown, and no freeways are required to move between the two neighborhoods. You do have to allow for traffic lights and car volume, as both areas have a fair amount of traffic.

How long does it take to commute downtown?

10 to 12 minutes.

How long does it take to drive to the airport?

Roughly half an hour.

What makes you an expert in the West Campus/UT area?

I've worked with a number of parents, grad students, and undergrads to find a home during their time at the University of Texas. In addition to the UT area, some students and parents look at East Austin or Hyde Park as convenient alternatives. Whatever your preference, I can help with shuttle routes, residency requirements, and finding a home that will make your years at UT even more enjoyable.
