Tarrytown Austin Neighborhood Information
The following is an interview with Tom Thornton, Tarrytown real estate expert.Where exactly is Tarrytown located?
The technical boundaries are Enfield on the south, 35th Street on the north, MoPac on the East, and Scenic Drive on the West. That said, many local residents also consider the area just south of this pocket (between Enfield and Lake Austin Blvd.) to be a de facto part of the neighborhood, as they share a neighborhood association and use most of the same shops and services. What is the average price of the homes?
In 2008, single-family homes have sold for anywhere from $260,000 (a 650-square foot teardown) to upwards of $4,000,000 (a 5,000-square foot, lakefront mansion). The average sales price for the neighborhood was roughly $750,000 in 2008, with the median coming in at $649,000. There are also some condominiums in the area, most of which are in the $225,000 to $500,000 price range. What is the average age of the homes?
There are a number of homes from the late 30's and early 40's in the area, which gives the neighborhood tremendous character. There are also an increasing number of new construction homes (conforming to neighborhood design standards), as some of the smallest homes have made way for newer, larger ones. What is the average size of the homes?
The range is roughly 1,800 to 3,000 square feet on the whole, with many homes in the 2,000 to 2,300 square foot range. How long do homes stay on the market?
This year, the typical Tarrytown home sells in around 7 weeks. 50% of the homes on the market sold within 6 weeks of being listed, so don't wait if you see something you're interested in.Why do residents choose to live there?
There's a lot to like: quiet streets, proximity to downtown, beautiful homes, lake access, parks, and trees. What are some negatives of living there?
Prices are high due to the downtown proximity, and some blocks border the MoPac freeway, which can lead to road noise in the 3 to 4 blocks closest to Tarrytown's eastern boundary. What are the public schools like?
The area is served by the Austin Independent School District. Most students attend Casis Elementary, O. Henry Middle School, and Austin High School. Casis was rated as an exemplary school by the Texas Education Agency, while O. Henry and Austin High were both judged by the TEA to be Academically Acceptable. How close are the schools?
Casis Elementary is in the heart of Tarrytown, on Exposition and Westover. O. Henry Middle School is on the southern border of the neighborhood, at Exposition and West 10th. Austin High School is just southeast of the neighborhood, on Cesar Chavez in the Downtown/Lady Bird Lake area. Are there any private schools nearby?
Kirby Hall School (Pre-K to 12th), Girls' School of Austin (K-8th), St. Austin Catholic School (K-8th), The Khabele School (6th-12th), and the Austin Jewish Academy (K-8th) are all within minutes of Tarrytown. Are there any pre-schools nearby?
Good Shepherd Episcopal, Tarrytown Baptist Children's Center, Tarrytown United Methodist Church, and the Tarrytown Children's Center are your main options in the area. What kind of amenities does Tarrytown offer?
Lions Golf Course is a major fixture in the area; it provides a full 18 holes open to the public for under $20. The southern end of Tarrytown flows into Lake Austin, and a number of trails and restaurant options are available. The Deep Eddy Pool is also a summer favorite and shows weekly movies on a large, outdoor screen. On the northwest corner of Tarrytown, Mayfield Preserve has trails and gardens that are a great weekend outing. Finally, Reed Park offers a softball field, picnic tables, pool facilities, and a quiet atmosphere. Are there any organized community groups or community activities?
The West Austin Neighborhood Group is the primary community leadership group for the area. What are the most sought after streets?
Many of the streets between Enfield and Windsor are coveted for their convenience and curb appeal. The majority of streets in the neighborhood are great, though, so there are a number of sought after locations.Where do people go out to eat?
For upscale dining, Zoot is a neighborhood favorite. Maudie's on Lake Austin Blvd. has great Tex-Mex, and Magnolia Cafe is a popular Texas 24-hour diner. Mangia Pizza is also popular, and Chuy's themed restaurant, Hula Hut, offers casual lakeside dining and drinks. Mozart's Coffee is another hot spot for coffee and snacks.Where do people shop for groceries?
There are two Randall's Grocery locations in the neighborhood, both on Exposition Boulevard. You're also reasonably close to the flagship Whole Foods Market on 5th and Lamar downtown.Where do people workout?
Reform Pilates and Curves Tarrytown are two good places to start. The neighborhood itself also has a number of quiet residential streets for jogging and cycling. What is the traffic like when commuting to downtown?
No freeway driving is required, and Exposition Road connects Lake Austin Blvd., Enfield, and Windsor as potential access routes to downtown. In short, it's an easy commute. How long does it take to commute downtown?
10 minutes. It's a 3-mile drive with several traffic lights. How long does it take to drive to the airport?
From Tarrytown, it's a 19-mile, 30-minute drive to Austin-Bergstrom.What makes you an expert in Tarrytown?
As a former resident of Tarrytown, I've spent 2 years taking advantage of the neighborhood's golf, food, restaurants, and proximity to downtown. I understand the neighborhood's appeal, and I work often with buyers in the area.
