Old Enfield Neighborhood Information

The following is an interview with Tom Thornton, Old Enfield real estate expert.

Where exactly is Old Enfield located?

This historic neighborhood begins on Enfield Road to the south and extends up to Windsor Road (24th Street) on the north. MoPac is the western boundary, while North Lamar is the eastern one.

What is the average price of the homes?

In 2008, homes in Old Enfield sold from $260,000 (for a small home bordering MoPac) to over $1.5 million. The average sales price was just over $430,000 in 2008 (this was down significantly from 2007 due to a number of 2008 bungalow sales), with a significant premium for homes more than a block or two away from MoPac. h4>What is the average age of the homes? Most homes in the area were built between 1920 and 1950, though some of the properties near MoPac are newer.

What is the average size of the homes?

There are a wide range of home sizes in this neighborhood, with everything from 1,000-square foot bungalows to 5,500-square foot mansions in the mix. The average is approximately 1,900 square feet, but many of the bungalows are actually smaller.

How long do homes stay on the market?

In 2007 and 2008, the average home stayed on the market for roughly 11 weeks, with some selling in as little as 4 days. 50% of the homes that sold went under contract in 7.5 weeks or less.

Why do residents choose to live in Old Enfield?

The proximity to downtown and Clarksville shopping, dining, and workplaces are probably the most significant factors, as is the historic and classy feel to the neighborhood. This is an upscale and desirable place to live, and is a perennial favorite for Austin home buyers.

What are some negatives of living there?

The cost of entry can be too steep for some, as bungalows often sell for upwards of $300,000 and larger, single-family homes often go for over $650,000. Some of the bungalow homes on the western border also back to MoPac, which can be noisy at times.

What are the public schools like?

Old Enfield is served by the Austin Independent School District. Most homes in the neighborhood are served by Casis Elementary School (rated Exemplary by the Texas Education Agency), O. Henry Middle School, and Austin High School. AISD can change the boundaries from year to year, so if this is important to you, check their website and consult your Realtor before making an offer.

How close are the schools?

Casis is located just northwest of the neighborhood, at 27th and Exposition. O. Henry is about a mile southwest of Old Enfield, at Exposition and West 10th Street. Austin High School is on the shores of Lady Bird Lake, at West Cesar Chavez and Stephen F. Austin Drive.

Are there any private schools nearby?

Yes. Among a myriad of options are St. Andrew's Episcopal School, Kirby Hall School, Redeemer City School, Concordia Academy, Rawson-Saunders School, The Khabele School, Huntington-Surrey High School, The Girls' School of Austin, and St. Austin's School. Consult their websites for more information on applications, fees, and grade levels served.

Are there any pre-schools nearby?

Tree Tops Learning Center, Child Craft Schools, Montessori House of Children, Open Door Preschool, Good Shepherd Episcopal School, and Tarrytown Children's Center are among the many choices available. Note that pre-school programs in Central Austin are in very high demand; many have waiting lists of 6 to 18 months, so you should apply to your school of choice as soon as possible. For children with communication difficulties, The Moore-Weis Children's Center of Austin is also in a nearby neighborhood.

What kind of amenities does Old Enfield offer?

Pease Park frames the eastern border of the neighborhood and is host to many community events throughout the year. House Park and the Austin Recreation Center are just south of the neighborhood, across Lamar. The Shoal Creek Greenbelt is just north of the neighborhood, along Lamar. Nearby public golf courses include Lions Municipal and Hancock, both of which offer quality, full-length courses for around $20/round. Lady Bird Lake is also just a couple of miles south of Old Enfield.

Are there any organized community groups or community activities?

There is a voluntary Old Enfield Homeowners' Association for community involvement at oldenfield.org, and there is even a seasonal neighborhood picnic. The neighborhood is also an affiliate of the West Austin Neighborhood Group (WANG), which serves several neighborhoods as an umbrella community group. Both can provide great information about their areas.

What are the most sought after streets?

This is a small neighborhood, but the most popular streets are the ones not facing or backing up to MoPac or North Lamar.

Where do people go out to eat?

Some of the best high-end dining in the city is just blocks away from Old Enfield. Jeffrey's, Wink, and Austin Land and Cattle Company are all outstanding formal dining choices, while Austin Java and Caffe Medici are the coffee houses of choice for the neighborhood. Casual dining options include House Park BBQ, Galaxy Cafe, Zocalo, Cipollina, and The Tavern.

Where do people shop for groceries?

Old Enfield is positioned in grocery heaven. The national flagship Whole Foods Grocery is located less than a mile south of the neighborhood, at 6th and Lamar, while HEB's rival Central Market is just up the road, at 40th and Lamar. If you'd prefer not to drive, there's a nice little neighborhood grocer called Fresh Plus at West Lynn and 12th, just 3 blocks south of Old Enfield.

Where do people workout?

Shoal Creek Greenbelt has several miles of hike and bike trails available, and the extensive trails of Lady Bird Lake aren't far to the south. Nearby gyms include Pure Austin at 5th and Lamar, Castle Hill Specialized Fitness, and Reform Pilates.

What kind of organized sports are offered?

Try the nearby Austin Recreation Center and ask about seasonal rec leagues. Kids will also love the amazing BMX course at Duncan Park! Further north, Bailey Park has a number of sport courts.

What is the traffic like when commuting to downtown?

Well, you're already almost downtown. No freeway driving is required, though there are certainly red lights here and there. During rush hour, avoiding North Lamar is encouraged due to traffic volume.

How long does it take to commute to downtown Austin?

It is under 3 miles to downtown, so count on 10 minutes or less.

How long does it take to drive to the airport?

It's a short 16 miles to the Austin-Bergstrom airport from Old Enfield. You can expect the trip to take 25 to 35 minutes, depending on traffic.
