Clarksville Real Estate Guide
The following is an interview with Tom Thornton, Clarksville real estate expert.
Where exactly is the neighborhood located? Most consider Clarksville to run east to west from N. Lamar to MoPac, and north to south from Enfield to 5th Street. The neighborhood association defines it a bit more narrowly, though.
What is the average price of the homes? This year, homes have sold for between $375,000 and $750,000 in Clarksville. The average sales price was roughly $550,000.
What is the average age of the homes? These are some of the most historic homes in Austin. Many were built in the 1910's and 1920's. There are few "teardowns" in this neighborhood, which has worked hard to retain a historic character.
What is the average size of the homes? Homes are smaller in Clarksville, mostly due to their age. Many homes are around 1,500 square feet, and there are a few larger than 2,000 square feet.
How long do homes stay on the market? This is a seller's market neighborhood. This year, homes have only stayed on the market for an average of four weeks. Half of the homes on the market sold in three weeks or less.
Why do residents choose to live there? The neighborhood is adjacent to downtown, making it a short bike ride from all of the businesses, shops, restaurants, and bars downtown has to offer. The homes in Clarksville have a great deal of character, and the neighborhood has many options for food, coffee, and services.
What are some the negatives of living there? Price and availability. There aren't many homes that come up for sale in the neighborhood, and those that do go fast. You're also trading space for convenience, as most homes in Clarksville are on the smaller side.
What are the public schools in Clarksville? The area is served by the Austin ISD. Students in Clarksville attend either Casis or Matthews Elementary, O. Henry Middle School, and Austin High School. Casis was rated Exemplary and Matthews was rated Recognized by the Texas Education Agency. O. Henry and Austin High were both rated Acceptable for the 2007-08 year. Matthews is located in the neighborhood on West 10th Street. Casis and O. Henry are just west of Clarksville in Tarrytown, while Austin High is directly South of the neighborhood on Cesar Chavez.
Are there any private schools nearby? The closest private schools are Redeemer City School (Pre-K to 8th), Cathedral School of St. Mary (Pre-K to 8th), Concordia Academy (9th to 12th) and The Khabele School (6th-12th). There are many other area options available.
Are there any pre-schools near by? Montessori House of Children and Open Door Preschool are convenient options. For children with communication difficulties, The Moore-Weis Children's Center of Austin is also in the neighborhood.
What kind of amenities are offered? Clarksville Park and Wading Pool and West Austin Park and Wading Pool are both located in Clarksville. These areas include tennis courts, basketball, picnic facilities, playgrounds, and a dog park. Golf is available nearby at Lions Golf Course in Tarrytown.
Are there any organized community groups or community activities in Clarksville? The Clarksville Community Development Corporation and the Old West Austin Neighborhood Association are the primary community groups for Clarksville.
What are the most sought after streets in Clarksville? The streets closest to West Lynn are fantastically convenient and remain in high demand.
Where do people go out to eat? There are some fantastic options here. Jeffrey's has great high-end dining, as do Wink and Cafe Josie, while casual options include Z'Tejas, Cipollina, Zocalo, Galaxy Cafe, and Caffe Medici for coffee.
Where do people shop for groceries ? The Whole Foods flagship store is located nearby at 5th and Lamar. There's also a Randall's just west of the neighborhood on Lake Austin Blvd and a smaller market, Fresh Plus, on West Lynn.
Where do people workout? The Shoal Creek hike and bike trail is nearby, as is the hike and bike trail at Lady Bird Lake. For indoor fitness, the upscale gym Pure Austin is located at 5th and Lamar.
What kind of organized sports are offered? Volleyball, kickball, and basketball leagues are available through the Austin Recreation Center.
What is the traffic like when commuting to downtown? You are downtown! It's only a mile or so to the downtown area -- during the cooler months, one could walk to work.
How long does it take to drive to the airport from Clarksville? It's an 18-mile drive that runs about 25 to 30 minutes depending on traffic and your preferred route.
What makes you an expert in Clarksville? I've had a number of past clients examine the area, so I know the inventory well. My family and I also simply love the area, and we frequent the coffee shops and restaurants in Clarksville. It's a tiny area full of great things to do, and I'd be happy to help with your search.
