Brykerwoods Neighborhood Information

The following is an interview with Tom Thornton, Brykerwoods real estate expert.

Where exactly is Brykerwoods located?

Brykerwoods sits slightly northwest of the University of Texas. The approximate boundaries are 35th Street to the north, Westover to the south, N. Lamar to the east, and MoPac to the west.

What is the average price of the homes?

In 2008, the average sale price of a home in Brykerwoods was $495,000. Home sales ranged from $275,000 to $1,000,000 in the neighborhood.

What is the average age of the homes?

Most homes in the area were built between 1930 and 1950, though there are some mid 50's homes as well.

What is the average size of the homes?

The average size of a Brykerwoods home is roughly 1,650 square feet. This neighborhood is unique in that it does offer a fair number of "larger" old houses in the 1,800 to 2,500 square foot range; that said, they're not inexpensive.

How long do homes stay on the market?

This neighborhood is in high demand. The average time on market is 49 days, while 50% of the homes sold in 2008 went under contract in 33 days or less. If you are interested in a property in this neighborhood, you should ask your buyer's agent to show you the home as soon as possible.

Why do residents choose to live?

Proximity to downtown is key, as are the many neighborhood parks and "exemplary" rated elementary schools. There are also plenty of area dining and shopping options. This is a highly desirable neighborhood.

What are some the negatives of living?

Three of the four neighborhood borders (MoPac, 35th, and N. Lamar) are heavy traffic arteries, which can be tricky around rush hour. While the neighborhood itself is pretty insulated from noise and traffic, you can get stuck when heading home. There are also some pretty strict renovation restrictions in this neighborhood to maintain the area's older charm, so those looking for tear-downs or big remodeling projects should check with the city and neighborhood association before purchasing a property.

What are the public schools like?

Brykerwoods is served by the Austin Independent School District. The two main elementary schools for the area are Casis and Brykerwoods, both of which have been rated Exemplary by the Texas Education Agency for 2008. The primary middle school for the area is O'Henry, and Austin High School serves the entire neighborhood. Zoning changes sometimes occur with school districts, so check with your buyer's rep before you purchase to make sure your home address attends the school you prefer.

How close are the schools?

Brykerwoods Elementary is in the neighborhood on Kerbey Lane. Casis Elementary is just across MoPac at 27th and Exposition. O'Henry is located at the south end of Tarrytown on West 10th Street. Austin High is on the shores of Lady Bird Lake on West Cesar Chavez near downtown.

Are there any private schools nearby?

Yes, there are quite a few. Among the bigger ones are St. Andrew's Episcopal School, Kirby Hall School, Rawson-Saunders School, Huntington-Surrey High School, The Girls' School of Austin, and St. Austin's School. All are located within 2 to 3 miles of Brykerwoods. Consult their websites for more information on applications, grade levels, and fees.

Are there any pre-schools nearby?

Tree Tops Learning Center, Child Craft Schools, Good Shepherd Episcopal School, and Tarrytown Children's Center are among many choices available. Note that preschool programs in Central Austin are in very high demand, and many have waiting lists of 6 to 18 months, so apply to your school of choice as soon as possible.

What kind of amenities does Brykerwoods offer?

Brykerwoods has great, walkable parks. Area facilities include Shoal Creek Park, Bailey Park, and Seider's Springs Park, as well as the small park at Jefferson and 34th Street. Though not in the neighborhood, two golf courses are nearby: Hancock Golf Course on 41st Street and Lions Municipal on Enfield Road.

Are there any organized community groups or community activities?

The Brykerwoods Neighborhood Association has a great website with neighborhood history, park information, zoning discussions, and community news. The neighborhood is also an affiliate of the West Austin Neighborhood Group (WANG), which serves several neighborhoods as an umbrella community group. Both can provide you great information about their areas.

What are the most sought after streets?

The most desirable streets are the ones nestled away from N. Lamar and 35th Street, as the traffic noise and volume doesn't intrude in any way.

Where do people go out to eat?

Nearby restaurants and bars include Santa Rita Tex-Mex Cantina, Teo Coffee and Gelato, Waterloo Ice House, 34th Street Cafe, Draught House Pub, Kerbey Lane Cafe, Fino Restaurant and Bar, Brick Oven Restaurant, and Snow Pea Chinese. If you venture out toward the UT campus, additional options like Ruby's BBQ, Trudy's, and Madam Mam's Thai are also quite close.

Where do people shop for groceries?

The best grocery store in Austin, Central Market, is located on the Northeast border of the neighborhood at 40th and Lamar. There's also a Randall's for everyday groceries on 35th Street, which is walkable from most of the neighborhood. The nearest HEB grocers are at Hancock Center and in Allandale.

Where do people workout?

Shoal Creek Greenbelt has nearly 4 miles of walking and jogging trails for exercise. Nearby gyms and trainers include Ironsmith, Curves, Reform Pilates, and Hyde Park Gym.

What kind of organized sports are offered?

Bailey Park has tennis, volleyball, and softball fields. Ask the neighborhood association about seasonal rec leagues.

What is the traffic like when commuting to downtown?

No freeway driving is needed, but North Lamar does have heavy traffic during rush hour, especially in the area of 5th and 6th Street. There are several additional "cut-through" routes you can take to get downtown as well, so experiment a little and find the quickest route for your home.

How long does it take to commute downtown?

Brykerwoods has a wonderful, easy downtown commute. It's only 3 miles away, but allow 10 minutes due to traffic lights. No freeway driving is required.

How long does it take to drive to the airport?

It is roughly 16.5 miles to the airport, but allow 25 to 30 minutes for the commute. If this is a big factor in your purchase, I suggest driving it before choosing a home!
