The following is an interview with the Gallant Group, Allandale real estate expert.

Where exactly is Allandale located?

Allandale’s boundaries are between Mopac and Burnet Road, South of Anderson Lane. Its Southern border meanders from the corner of 45th and Mopac up towards Burnet and Hancock, following the Shoal Creek waterway.

What is the average price of the homes in Allandale?

The average price of homes sold in Allandale from January to October 2008 was $357,519. Prices range from the mid-$200s to the low $700s, with the bulk between $250,000 and $400,000. Home prices in Allandale have appreciated considerably over recent years.

What is the average age of the homes?

Original homes in Allandale were built from the late 1940s to the late 1960s, with an average somewhere near the mid-1950s. Many have been remodeled over the years; however, the number of homes that have been replaced with new construction is smaller in Allandale than in many Central Austin neighborhoods. Many residents and interested buyers find that this adds a great deal to the neighborhood’s charm.

What is the average size of the homes?

The average home in Allandale is 1,800 square feet, with 3 bedrooms and 2 bathrooms. Home sizes range from just below 1,000 to almost 3,000 square feet.

How long do homes stay on the market?

From January to October 2008, homes stayed on the market in Allandale for an average of 52 days before going under contract.

Why do residents choose to live in Allandale?

Many new and longtime residents choose to live in Allandale because it is an established neighborhood that offers a great sense of community, lovely homes, lots of great trees, and big lots. Quick access to downtown Austin, the airport, and main roadways such as Mopac, 183, 360, and IH-35, make Allandale a great choice for commuting almost anywhere in Greater Austin.

What are some negatives of living there?

If I had to come up with anything negative, it would be that older homes are less energy efficient than newer construction. That being said, there are several low-cost measures to increase energy efficiency in older homes and an energy audit can identify various options. That’s really a small price to pay for most residents to live in this great neighborhood!

What are the public schools like in Allandale?

Allandale public schools — especially at the elementary level — are good. Gullett is a sought-after elementary school with a 96.6% reading proficiency and 91.4% math proficiency. Lamar Middle School’s reading and math proficiencies are 88.2% and 77%, respectively. McCallum High School’s reading and math proficiencies come in at 87.5% and 69.6%. How close are the schools?

The schools are all within a few minutes' drive of most homes in Allandale. Because many of the roadways have low traffic, children frequently bike and walk to school.

Are there any private schools nearby?

Yes, there are private schools nearby, including the Austin Montessori School on Great Northern Blvd., Odyssey School on Houston Street, and the Griffin School on East 41st.

Are there any pre-schools nearby?

Yes, there are pre-schools nearby, including Brown Elementary on Anderson Lane, Brentwood Elementary on Arroyo Seco, and the Children’s School on Hancock.

What kind of amenities are offered?

Allandale has a lot to offer residents. Northwest Park, located on Shoal Creek Blvd., just South of Greenlawn Parkway, has a great community pool, tennis and basketball courts, a baseball field, picnic areas with grills, and a pond. On the other side of Shoal Creek Blvd. from NW Park, there is a leash-free dog park where many residents meet to let their pets play.

Are there any organized community groups or community activities?

Allandale has a voluntary home owner’s association. The association organizes various community activities throughout the year, such as a 4th of July parade.

What are the most sought after streets?

Allandale is a unique neighborhood and is considered a sought after place to live, in general. It would be difficult to identify specific streets as the most sought after, but as in any neighborhood, those with the least traffic typically do best. Most of the non-through streets between Shoal Creek and Burnet are desirable, but many properties on Shoal Creek Blvd. command quite a bit as well — especially those with larger yards backing to the creek.

What are the most popular neighborhoods?

Allandale is made up of several smaller pockets, such as Shoalmont, Green Acres, Edgewood, Allandale Park, Highland Village, Shoalwoods, Treadwell and Allandale Oaks. However, most residents will simply tell you that they live in Allandale. It’s really one big neighborhood.

Where do people go out to eat?

Allandale has many, many options for food in the immediate neighborhood — both locally-owned and chains, American and ethnic, healthy and otherwise! It is also a short drive from Northwest Austin, Downtown, East Austin, and the Hyde Park food corridor, so the choices are truly unlimited! Some neighborhood favorites include Castillo Jorge’s for Mexican food, and Fonda San Miguel for upscale Mexican. For Asian food, many folks enjoy the sushi at Maru on Burnet, as well as Mikado Ryotei for an upscale experience. Korea House is a popular choice for Vietnamese, and Satay offers great Thai cooking. There are also many options for Indian cuisine nearby, including SarOvar, Madras Pavilion, and Star of India. The Night Hawk Frisco Shop is a comfort food staple for many residents. It recently lost its landmark location at Keonig and Burnet, but re-opened less than a mile away at Burnet and Pegram. Excellent breakfast food can be found at Austin’s Dinner and at The Omelettry, both on Burnet Road, near Hancock. For pub food, including excellent vegetarian options, Billy’s on Burnet has become very popular. Burnet road also boasts a lot of family-friendly options, from Amy’s Ice Cream and Phil’s Ice house with their large play ground to Hangtown Grill with tons of really great American options for kids and adults.

Where do people shop for groceries?

For commercial grocery stores, Allandale residents have the option of shopping at Sun Harvest on Foster and Anderson, Central Market on 45th, HEB on Keonig and Burnet, and Whole Foods at Research and Capital of Texas Highway. For smaller, local options, Wheatsville Food Co-Op on Guadalupe is nearby. Additionally, The Triangle at the apex of Lamar and Guadalupe features a local farmers' market each Wednesday evening.

Where do people workout?

There is a Gold’s Gym location on Research and Burnet that is home to many Allandale residents. Body Business on Anderson is also a very popular choice. Of course, on any given day, you can see dozens of runners and even more cyclists on Shoal Creek Blvd.

What is the traffic like when commuting to downtown?

Allandale is a short drive to downtown Austin: only 7 miles. At lighter traffic times, the drive takes about 10 to 15 minutes. At heavier times, it can take about 25 minutes. There are bus lines that run very close to Allandale for folks who work downtown and prefer to avoid the traffic jams; these take about the same time as a drive during rush hour. There are also very convenient routes to circumvent Mopac traffic at rush hour.

How long does it take to drive to the airport?

Getting to the airport from Allandale takes approximately 20 minutes, depending on the time of day, of course.

What makes you an expert in Allandale?

My wife and I live in Allandale and I know the market intimately. I have helped many families buy and sell homes in Allandale over the years, and I am a recognized expert in the community. My average days on market are typically less than half that of the overall time for the neighborhood, and I have set several neighborhood records in terms of sales price and/or price per foot for my sellers. This level of market knowledge also helps me negotiate the best possible price for my buyers. I also know the intricacies of our older homes, as well the remodels, and what to expect and prepare for in terms of inspections. This makes all the difference when negotiating on either side of the table and is often what helps my clients move smoothly through the contract-to-close period.
