Cedar Park Town Center is located approximately 20 miles northwest of Downtown Austin, near the intersection of RM 1431 and 183A. The main entrance to the community is on Discovery Blvd. near the Railyard shopping center, on the north side of 1431. However, the community is also accessible from New Hope Road.

What is the average price of the homes?

In 2008, the average home sold for $184,547, and new homes are available from D.R. Horton for anywhere from $125,000 to $250,000.

What is the average age of the homes?

Development began in 2003, so most of the homes have been built within the last few years. There are approximately 3 additional phases planned, with approximately 250 home sites remaining.

What is the average size of the homes?

Home sizes range from 1,300 to 2,300 square feet.

How long do homes stay on the market?

On average, homes in Cedar Park Town Center stay on the market for approximately 69 days.

Why do residents choose to live in Cedar Park Town Center?

Cedar Park Town Center offers affordable, traditional homes with all the convenience of urban living. Residents enjoy easy access to the new 1890 Ranch shopping center, Cedar Park Regional Medical Center, and major employers throughout the area. Originally conceived as part of a new, 400-acre Town Center for the city, these charming homes are built on small streets surrounded by bike trails and a lake area. The Cedar Park Recreation Center is under construction nearby, and there have also been plans to build a new downtown area for the city, which would include an amphitheater, central park, shops, and city buildings. Beyond the current amenities, residents of Cedar Park Town Center could have many more choices once the additional development is complete.

What are some negatives of living?

Cedar Park Town Center has 3 phases left to be developed, so construction on new homes will continue between 2 and 3 years. Additionally, with various new buildings and community areas planned along Main Street and around the Town Center development, the local landscape will continue to change.

Cedar Park Town Center residents attend schools in the award-winning Leander Independent School District. Students attend Block House Creek Elementary School, Henry Middle School, and Vista Ridge High School. All of the schools are rated either Acceptable or Recognized by the Texas Education Agency.

Summit Christian Academy and Harbor Christian Academy are both located in Cedar Park, and there are many other private schools available throughout the Austin area.

Residents of Cedar Park Town Center can choose from a number of different pre-schools just minutes away. The 2 closest pre-schools are Cedar Park Montessori and Sapientia Montessori, both of which are operated by the same director.

Cedar Park Town Center has a community amenity center with a junior Olympic pool, child-friendly wading pool, and water features. There are also numerous hike and bike trails surrounding lakes in the neighborhood. The City of Cedar Park is constructing a 47,000-square foot Recreation Center in the Town Center area, which should be completed in May 2009. There is also a public library within walking distance of the community.

Are there any organized community groups or community activities?

Cedar Park Town Center holds a number of events throughout the year for its residents. An annual Easter Egg Hunt, National Night Out, and a Christmas Cookie Exchange are just a few. Some residents also participate in walking or fitness groups.

Where do people go out to eat?

The Railyard shopping center just outside the community offers a few local spots, including the Railyard Grill and C.R. Surf and Turf. The 1890 Ranch shopping center on the opposite side of 183A offers a variety of eateries as well, including Buffalo Wild Wings, Hayashi, Willy O's, and Rudino’s subs. Many more restaurants are available on Bell Blvd.

Where do people shop for groceries?

Cedar Park Town Center is located between 2 HEB grocery stores on RM 1431. There is also a Super Target at 1890 Ranch and a Wal-Mart Supercenter just minutes away.

Where do people workout?

The Town Center is only minutes from a newly constructed Gold’s Gym at 1890 Ranch. There is also a YMCA less than 3 miles from the community, and there are 2 golf courses and numerous parks nearby.

What kind of organized sports are offered?

Just a few minutes south of the community, the YMCA offers activities for both adults and children. Basketball, soccer, and volleyball leagues are available, along with a number of other sports organized by the Cedar Park Parks and Recreation Department and the Cedar Park Youth League.

What is the traffic like when commuting to downtown?

Traffic conditions are moderate, and the 183A toll road makes commuting more convenient.

How long does it take to commute downtown?

Cedar Park Town Center is approximately 20 to 40 minutes from Downtown Austin, depending on traffic.

How long does it take to drive to the airport?

Cedar Park Town Center is approximately 27 miles from the Austin airport, so it's normally about a half-hour drive.

What makes you an expert in Cedar Park Town Center?

I worked in the homebuilding industry for a number of years, so I'm very familiar with the builder in this area. I'm also a Cedar Park resident and live about 5 minutes from Cedar Park Town Center.
