Cedar Park Overview

Cedar Park is one of the fastest growing cities in the nation. With approximately 52,000 residents, the city has experienced a population increase of 600% since 1990, and it continues to grow at a rapid pace today. Just 20 miles north of downtown Austin, Cedar Park offers the perfect combination of Hill Country scenery, a family-friendly atmosphere, and homes that are more affordable than what you might find in Central Austin. Residents benefit from a central location with access to job centers and recreational spots in Austin, Round Rock, Georgetown, Lake Travis, and greater Williamson County.

Part of what makes Cedar Park so appealing is that it offers all of the perks of a major metropolitan area, while still providing a close-knit, community atmosphere. Cedar Park was chosen by Family Circle Magazine as one of the Top 10 Cities To Raise A Family in 2007, and it offers excellent schools, numerous parks, greenbelts, and natural preserves for those who enjoy the outdoors.

Real estate options within the city range from new townhomes and master-planned communities to custom golf course estates and established residential neighborhoods. Buyers can truly find something in any price range, with homes priced from $110,000 to well over $1 million.

Where exactly is Cedar Park located?

Cedar Park is located approximately 20 miles northwest of Downtown Austin, bordering the north end of Austin and the western edge of Round Rock. Most of the buyers I talk to don't realize how close everything is here; you can literally cross Brushy Creek and be in Austin's Avery Ranch Community on one side and in Cedar Park's Walsh Trails, Ranch at Brushy Creek, Breakaway Park, or Forest Oaks communities on the other side. The same is true driving east or west along 1431 or Brushy Creek Road; until you've been here a while, you may not even know when you've crossed from Cedar Park to Round Rock and back again.

Cedar Park offers the opportunity for homebuyers to get a great amount of value for their money. It's still close to Dell, 3M and other major employers, while being removed from some of the congestion in central Austin. It has great schools and an ample supply of parks and recreational activities, as well as a new, state-of-the-art Regional Medical Center and easy access to anything else you need.

What are some negatives of living there?

Relative to other areas throughout Central Austin, the commute from Cedar Park to downtown is a little longer, but the trade off is that you typically get more home and space for your money. If you work in Northwest Austin, Round Rock, or Georgetown, getting to work is no different than coming from parts of Austin; in fact, it may be a shorter drive.

What are the public schools like?

Cedar Park has excellent public schools that are part of the Leander Independent School District. There are 2 high schools, 3 middle schools, and 9 elementary schools. All of them were rated either Acceptable, Recognized, or Exemplary by the Texas Education Agency.

Are there any private schools nearby?

You can find a number of private schools in and around Cedar Park, including Summit Christian Academy and Harbor Christian Academy. Residents may also choose to send students to Holy Family Catholic School, just a few minutes away in Northwest Austin. In Fall 2009, St. Dominic Savio Catholic High School will also open in Northwest Austin, just a few minutes south of Cedar Park via Parmer Lane. Of course, if you're willing to drive a little farther, there are many well-known private schools throughout the Austin area.

Are there any pre-schools nearby?

Cedar Park has many pre-schools to choose from, including Cedar Park Montessori, Cypress Creek Montessori, Children's Courtyard, Good Shepherd Lutheran, La Petite Academy, Primrose School, Rainbow Station, Sapientia Montessori, Twin Lakes Child Development Center, and The Goddard School. There are also numerous Mother's Day Out programs and in-home childcare businesses available to meet the growing needs of Cedar Park families.

What kind of amenities are offered?

In addition to what you'll find in your own neighborhood, the city has numerous public parks, including 3 public pools and many recreation areas. We have shopping close to home at Lakeline Mall and Lakeline Plaza, or you can make a short trip to the Round Rock Outlets, The Arboretum, or The Domain in Austin. You'll also find a variety of other stores, restaurants, and a Cinemark movie theater at the 1890 Ranch shopping center on 1431. With Cedar Park's continued growth, there are more amenities to choose from every year. In fact, the city is currently building a new Recreation Center for residents, which is scheduled for completion in Summer 2009. The 47,500-square foot facility will feature a double gymnasium with an elevated walking/jogging track, as well as a cardio and weight area, and 3 multi-use community rooms. Another project currently underway is the Cedar Park Event Center, scheduled for completion in Fall 2009. The Event Center will serve as home to the NHL Texas Stars Hockey Club and provide an 8,700-seat music and event venue for the city.

Are there any organized community groups or community activities?

Most every community in Cedar Park has its own set of activities for residents. You'll find active sports and cooking groups in some communities, and others may have regular play groups for children or book clubs for parents. Our pilot's community has an annual "fly-in," and other neighborhoods hold their own mix of holiday events and celebrations. The City of Cedar Park is also great about providing scheduled events at our local parks. Residents can enjoy an annual Benefit Golf Tournament, 4th of July fireworks, a Holiday Tree Lighting and Santa's Workshop, an Easter Egg-Stravaganza, and a Heritage Festival. There are also recurring events like Movies in the Park, which are offered Friday evenings during Fall and Spring, at Elizabeth Milburn Park.

What are the most popular neighborhoods?

Cedar Park offers a variety of neighborhoods to suit any interest or price point. For those looking to be near freeways and access roads, Silver Oak, Forest Oaks, and Cedar Park Town Center are a 3 of the recently developed communities near 183A. Anyone who likes to run or walk outdoors might like Westside Preserve. There are also Silverado Ranch, The Ranch at Brushy Creek, Creekview, and Walsh Trails, all within walking distance from the Brushy Creek Regional Trail. If you're a pilot, you'll want to check out Breakaway Park, the only neighborhood with its own private airstrip. And if you love golf, you'll feel right at home in Twin Creeks, near the Twin Creeks Country Club, which features a signature golf course by Masters Champion Fred Couples.

Where do people go out to eat?

Cedar Park offers a variety of restaurants, ranging from Mexican and Italian to Chinese, Japanese, and traditional American fare. You'll find chains like Buffalo Wild Wings, Chili's, and Red Brick Pizza, as well as local spots like Hunan Ranch, Los Reyes, or Railyard Grill. Locals and visitors like the great BBQ at Smokey Mo's or J&J's, or more pizza options at Saccone's and Yaghi's. There are too many choices to list, but you can find something to suit any taste along Bell Blvd., 1431, Cypress Creek Road, or Parmer Lane.

Where do people shop for groceries?

There are numerous HEB grocery stores, a Wal-Mart Superstore, a SuperTarget, and a Randall’s Food and Pharmacy. We also have smaller specialty stores like Red Onion Market; part meat and deli grocer and part cafe. If you need something you can't find right here in Cedar Park, it's just a 10-minute drive to Whole Foods or Costco in Austin, near the intersection of 183 and 360.

Where do people workout?

There are so many options! Cedar Park is really a great place to lead a healthy lifestyle. Twin Lakes Family YMCA is popular with many residents, and others have started working out at the new Gold’s Gym in the 1890 Ranch shopping center. There are smaller gyms like Fitness 19 or Curves, as well as numerous family and child-friendly parks throughout the city. We'll have even more choices soon, with the Cedar Park Recreation Center due to open in May 2009. Brushy Creek Recreation Park is also under construction next to the existing Brushy Creek Regional Trail. This 54-acre park will open in 2009 and offer numerous sports fields and hike and bike trails.

What kind of organized sports are offered?

Both the YMCA and The Austin Sports Center of Cedar Park offer activities and organized sports for people of all ages. Dr. John's Sports Center offers leagues and activities for children and teens. Additionally, there are many programs available through the Cedar Park Youth League and the City of Cedar Park Parks and Recreation Department.

What is the traffic like when commuting to downtown?

Traffic to downtown Austin can be heavy during morning and evening commute hours. It's usually busiest on MoPac and I-35 near central Austin, so the more you can avoid those sections of freeway or commute times, the less congestion you'll face.

How long does it take to commute downtown?

During commute hours, it takes about 35 to 40 minutes if you're going to downtown Austin. Of course, if you work in Cedar Park, Round Rock or other parts of Austin outside the city center, you can avoid most of the traffic.

How long does it take to drive to the airport?

It takes approximately 30 to 40 minutes to drive to the airport.
