We just completed work on a completely revamped website designed to save you time and money by providing the most detailed and reliable information available on specific homes and neighborhoods. Here are just a few of our exciting new features:

  • Search for homes any way you want, by: city, neighborhood, zip code, individual school or district boundary, street name or builder.
  • Find foreclosures and short sales, homes on acreage, waterfront homes, golf course homes, homes with lake access, homes with pools, gated communities, horse communities and much more.
  • View all the important details like Elementary, Middle and High School alignment, how much the price has been reduced, price per square foot, property taxes and tax rates, HOA dues and detailed neighborhood demographics.
  • Take a closer look with a satellite map, street level view, up to 25 high resolution photos and a virtual tour. Easily save your searches, keep track of your favorites and get the newest listings that meet your criteria emailed to you daily.

Please take a moment to log on and take a look around. If you registered on our old site, your login should work, but let us know if you have any trouble.

As for the Austin real estate market, things are still looking up. Home sales are holding steady just above last year's levels and the average sale price is about the same or slightly lower depending on the area and price range.

Homes below $300,000 are often seeing multiple offers as first time home buyers scramble to beat the April 30th Tax Credit deadline. While only 1600 homes in this price range have sold year-to-date, inventory is low as more than 2,000 more are currently under contract to sell.

In the luxury home market, buyer activity is finally improving, as 31 homes over $1,000,000 have sold year-to-date and another 17 are under contract to sell. However, with more than 550 homes over $1,000,000 currently on the market, it is likely going to be several years before sellers regain control.

If you're thinking of selling, please let us know and we will analyze the market in your neighborhood. If you're thinking of buying, you need to be armed with market data because the health of the market varies widely across Austin.

If we can ever help you, or someone you know, we would truly appreciate the opportunity.

Sincerely,

The Team at Realty Austin
