The following is an interview with Jonathan Boatwright, Meridian real estate expert.

Where exactly is Meridian located? Meridian is located in Southwest Austin, next to the Grey Rock Golf Club and and just minutes from MoPac.

What is the average price of the homes in Meridian? Meridian has 3 sections. The first section features 55-foot homesites with prices ranging from $250,000 to $350,000. The second section offers 70-foot homesites, with homes starting at $350,000 up to $500,000. The third section offers 100-foot homesites, with homes ranging from $400,000 up to $700,000 or more. In the future, Meridian will offer estate-size homesites of an acre or more, with homes up to $1 million-plus.

What is the average age of the homes in Meridian? Meridian is a newer community with the majority of homes built in 2007 and 2008.

What is the average size of the homes in Meridian? Homes in the first section range from 2,000 to 3,200 square feet. Homes in the second section start at 2,800 square feet and can be as large as 3,800 square feet. Homes in the third section range from 3,000 to 4,500 square feet.

How long do homes stay on the market in Meridian? Homes here typically stay on the market for 2 to 3 months.

Why do residents choose to live in Meridian? The value in Meridian is unbeatable. Meridian offers a well laid-out community with great amenities and homes that are considerably less expensive than its neighbor, Circle C. Meridian’s location — next to the Grey Rock Golf Club and just minutes from Mopac — is a primary reason why residents choose to live in Meridian.

What are some the negatives of living in Meridian? The neighborhood is still under construction, so residents living in the newer phases of each section will encounter the hassle of living next to a construction site. Meridian is also on the outskirts of Southwest Austin, past Circle C, so it is an additional 5 minutes from shopping, restaurants, and other businesses. One of the biggest complaints about Meridian right now is that you have to make a u-turn from Highway 45 to enter the neighborhood, but thankfully, a new access road will be built to allow easier access into the community if you are traveling south on Highway 45.

What are the public schools like in Meridian? The current schools for Meridian are Nan Clayton Elementary (in Circle C), Clint Small Middle and Bowie High School. Land has been set aside within the Meridian community for a new elementary school, which will begin construction once the bonds are approved. There are also plans for a new middle school to be constructed on FM 1826, between Highways 45 and 290.

How close are the schools to Meridian? All of the schools are within a 5 to 10-minute drive. Nan Clayton Elementary, which is located in Circle C, is less than a 5-minute drive. Small Middle School is located on Monterey Oaks, which is a 10-minute drive from Meridian. Bowie High School is located on Slaughter Lane and is a 5-minute drive from Meridian.

Are there any private schools near Meridian? There are at least 3 private schools within a 10-mile radius of Meridian.

Are there any pre-schools near Meridian? There are at least 7 pre-schools within a 5-mile radius of Meridian, as well as several “drop-in” daycare options.

What kind of amenities does Meridian offer? Meridian offers a community center with a large pool, playground, covered pavilion with barbecue, and picnic tables, as well as hike and bike trails throughout the community.

Are there any organized community groups or community activities in Meridian? Meridian has a community board and neighborhood social activities are often planned in the various pockets of the neighborhood.

What are the most sought after streets in Meridian? No street in particular is more popular than others in Meridian.

Where do people go out to eat in Meridian? Meridian is just a 5-minute drive from the shopping and restaurants at Escarpment Village. Residents can choose from a variety of options, including Waterloo, Mangieri’s Pizza, Satellite Café & Bistro, Subway, and a new Tex-Mex eatery.

Where do people shop for groceries in Meridian? Just 5 minutes from Meridian, Escarpment Village features a hybrid HEB grocery store which offers the affordable, convenient shopping of a typical HEB store, combined with the upscale, unique foods offered by the local Central Market grocery store chain.

Where do people workout in Meridian? Within 5 minutes of Meridian are 2 brand new gyms: 24-hour Fitness and Lifetime Fitness. Both offer exceptional, state-of-the-art workout facilities, various fitness classes, and large swimming centers.

What kind of organized sports are offered in Meridian? While Meridian itself does not offer organized sports, there are several organized youth sports associations which offer flag football, basketball, soccer, and baseball.

What is the traffic like when commuting to downtown? The drive from Meridian to downtown can take from 10 to 20 minutes, depending on traffic. There is a 1 to 2-mile stretch on MoPac where Meridian residents will hit traffic if they travel during commuter hours. The traffic moves (although slowly) and the drive does not take much longer than it does during non-commute hours.

How long does it take to commute downtown from Meridian? The commute downtown takes approximately 10 to 20 minutes, depending on traffic.

How long does it take to drive to the airport from Meridian? Meridian is approximately 19 miles from the airport and is a 20 to 25-minute drive.

What makes you an expert in Meridian? As a Southwest Austin resident and local area Realtor, I have spent a lot of time in the area directly around Meridian. I have assisted numerous clients with their purchase of homes in Meridian and surrounding areas, and I am personally going through the process of building a home in Meridian.
