Barton Hills is an established neighborhood close to Zilker Park and minutes from Downtown Austin. You’ll find new residents clamoring to get in and established residents happy to stay put, and that’s because this is such a great area to call home. You can’t beat the historic feel of homes built as early as the 1930s combined with the modern twist of newer constructions that add to the contemporary sensibility of many Austin areas.

You’ll find floor plans ranging from 1,500 square feet to upward of 2,000 square feet in Barton Hills homes for sale, though there are a few select larger homes scattered throughout. Homes don’t typically stay on the market long here, with a history of Barton Hills homes selling in less than 30 days. With smaller lots you find closer neighbors, but everyone is friendly and you’ll often find bonds here that you wouldn’t find in many other areas.

Perhaps it is the close proximity to both Downtown Austin and the Zilker Park area or to nearby Lady Bird Lake and 6th Street that make people fall in love with this area so quickly. Seemingly untouched by the growing inner city of Austin, Barton Hills is a haven within a bustling city.

Barton Hills homes for sale are served by the Austin Independent School District. Because there are two elementary schools designated for this area, be sure to ask your realtor about which one your address will fall under. Most schools in Austin ISD are rated either Recognized or Exemplary by the Texas school rating system. AISD serves a diverse, urban population while using a research-based, comprehensive curriculum to make sure all students meet or exceed expectations. Nearby private schools include The Khabele School, Saint Ignatius Martyr School, Austin Montessori School, and Parkside Community School. The University of Texas is only ten minutes from Barton Hills.

Barton Hills residents love area amenities like Zilker Park, Barton Springs pool, and the hiking and swimming at Gus Fruh Park, but you’ll also enjoy the close proximity to Lady Bird Lake, Lake Austin, and nearby golf courses for a day on the green. A number of local restaurants with unique and original cuisine will keep your taste buds satisfied any day of the week. You’ll also appreciate the close access to Sun Harvest, a neighborhood market on the southern end of the community. Approximately 1.5 miles north of Barton Hills homes for sale you’ll find the enormous flagship Whole Foods. Enjoy jogging and cycling along quiet streets or take in a movie at the local IMAX theater at the Bob Bullock Texas State History Museum.

Barton Hills is just south of downtown, nestled in the heart of the 78704 Zip Code. It’s bordered by Barton Springs Road and Zilker Park to the north, Capital of Texas Highway to the south, Barton Creek and the Spyglass-Barton’s Bluff neighborhood to the west and the Zilker neighborhood and South Lamar to the east. It spans just over 3 square miles. Barton Hills is named after William “Uncle Billy” Barton who set up his homestead on the southern bank of the Colorado River in 1837.

The first homes were built in the 1940s and ‘50s with more major development from the ‘70s through the ‘90s. Because of this wide range of production there truly is something for everyone in Barton Hills, from 2-bedroom bungalows to sprawling ranch-style estates. As you might expect, prices also vary greatly, ranging from the upper $200,000.00’s to just over $1 million.

Barton Hills feeds into some fantastic schools as well: Exemplary Barton Hills Elementary, recognized Zilker Elementary, O. Henry Middle School and Stephen F. Austin High. Austin is a very diverse city and the Barton Hills Neighborhood no exception. There is no shortage of activities. You can paddleboard or canoe on Lady Bird Lake, swim in Barton Springs, hike the Green Belt, visit the Umlauf Sculpture Garden, take in a show at ZACH Scott Theatre, shop in the boutiques along SoLa or attend one of the many events hosted at Zilker Park, like the Annual Kite Festival or the Austin City Limits Music Festival. There truly are too many to list.

Whatever your interest, there is always something family-friendly and fun. After all the events of the day, you’re sure to be starving. Take the family and head over to Barton Springs Road for some Tex-Mex or barbeque or if you need a relaxing, romantic date night, head over to Olivia or Barleyswine. Both are bistro-style restaurants with locally-sourced foods, incredible beer and wine lists and to-die-for desserts. Whether you’re just moving to the Austin area or looking for a change of location, Barton Hills is a beautiful choice.

Perfectly situated, Barton Hills homes for sale are located just southwest of Downtown Austin with the boundaries of Zilker Park and Mopac Loop 1 to the west, South Lamar to the east, Gus Fruh Park to the south, and Barton Springs Rd to the north. You’ll reach Austin-Bergstrom International Airport in about 20 minutes from the Barton Hills community, and barring a traffic jam, getting Downtown will take less than 10 minutes. The closest major highway to Barton Hills is Mopac Loop 1, which will get you north to major employers in Cedar Park and Round Rock.
