Haval Abbas leads the Abbas Team at Realty Austin, specializing in Austin Golf Course Communities and Northwest Austin and Williamson County real estate.Experienced in both buyer and seller representation, Haval is committed to negotiating the best possible outcomes for clients. I feel a bit older now that I have begun to realize that I am not connected to any of the sites listed below and have no desire to join. Either I am a curmudgeon, too old to feel comfortable with communication sites of this or any other sort, or I prefer dealing directly with people and situations. The latter of these is how I feel and probably always will, so please bear with me in this email attempt to bring light to the relationship I have had with the Abbas duo.
I am actually sorry to say that I have had no contact with Sara, a setback that I hope to overcome when I finally show up in Texas for the next phase of my life. In any case, everything I say from here forward applies solely to Haval and what he has done for me on behalf of your agency. It was my daughter, Shannon, who referred me to Haval in the first place. Her family move from the San Francisco Bay area about one year ago set the stage for my own decision to select the Leander area as the place for my next home. I am retiring and leaving California in January, 2012. So, while Texas was in the top five of my candidate areas, Shannon’s move raised it to number one. And, she had already worked with Haval to find her own house. So, the exceptional outcome of that process made it easy for her to recommend Haval to me. I do not recall exactly when all of this decision tree sequence began, but it was about a year ago that I electronically met Haval and began what I consider a relationship that greatly transcends that between an agent and customer. In many ways, I now see Haval as much as a friend as my advisor/guide through the home purchase process.
Since we had to sell a house in California and had no idea how the market would treat that end of what we had to do in order to move, patience and understanding were very important on the part of Haval. Fortunately, he possesses both to an ideal level. And, that made the initial part of deciding what to look for and under what conditions and at what price point and with what timing a great deal easier, because, frankly we/I had no idea where to start or how to proceed. But, Haval is also a consummate professional who understood how to deal with the vagaries of moving from nothing to a decision point with someone without a clear goal. He framed the alternatives, gave us/me options to consider, and attempted to find out as much as he could about us/me and who we/I are so he could better understand how to narrow the options to a better likelihood of a fit as we moved forward. I cannot speak for Haval, but both my wife, Jane, and I felt very comfortable working with Haval through the entire process, knowing, not just guessing, that he had our best interests at heart, not just a sale. Given the length of time this took for final closure, our feelings seem well justified.
Early on, most of our focus was on resale’s, largely because our initial position was to find a place with some distance between us and Shannon’s family to make our needs easier to defend against the draw of grandchildren that could make it too easy to drop and run. So, a new build was very far from our thought patterns early on. However, given the state of the economy and associated pressure on builders to reduce prices or face dire consequences, my daughter’s experience with Haval and the resultant great deal she got with her home purchase, helped Haval point us to the possibility of such an option making sense. It did not hurt that we found sale of our California house much more rewarding than anticipated because of its unique design and sought after location, even in the terrible market.
Once directed to the Highland Homes new build option, we never moved from it, finding that Haval’s knowledge of the builder and ability to extract concessions from the agent, very helpful and rewarding. In fact, it was Haval who helped negotiate very well received upgrades at little or no additional cost as our onsite local area assistant to my daughter that have led to a build contract and the ultimate completion and close of escrow that has Jane and I both very excited about where we will live. It is a bit close to my daughter, half of a mile, but part of being there is seeing the grandkids. Besides, as an old Marine Officer, if I have not yet learned to say no, as well as yes, then getting used is my fault, not that of my daughter or the grandkids.
I have to admit that the most challenging part of the entire process has been the last several months over which we have been dealing with lenders and their documentation and certification needs. We started out with the Highland Homes associated lender, but somehow that got messed up with my willingness to consider a VA alternative that seemed to make sense at the time, but caused more confusion than answers, before falling completely apart. As the lending process shifted to Wells Fargo, it was a blessing that Haval was available to help me and Shannon wade through the rocks and shoals to a final agreement, in spite of a poorly done low value appraisal. So, I am now a satisfied owner of a beautiful new home, I have still only seen pictures, but have my daughter’s sharp eye and clear head that it is every bit as beautiful as the pictures demonstrate. With the help of Haval, the breakdowns of communication were always reopened and information was clarified whenever needed to assure this more than acceptable result. I am pleased and know that the in person touch will be an even more rewarding verification that what I see on film will be a fulfillment of my final life phase expectations for a home. I am extremely grateful to both Shannon and to Haval for all that they have done to make this an extremely rewarding experience.
I hope that this far too long discussion is helpful to you as you look at Haval and his performance. In my mind, there is little doubt but that I could not have gotten the full benefit of all that I now have without his more than competent assistance personally and to my daughter. I hope that you do not mind that I am sending both him and Shannon a copy of my reply.
